I was staying at the Lebu Apartment TBS in Tbilisi and I have to say, this place feels more like a friend’s loft than a hotel. The flat is smack‑dusted on 3 Lado Meskhishvili Turn, right in the heart of the Old Town, so you’re literally steps away from the cobblestones that lead to the sulfur baths and the big red‑brick St. Nino church. The check‑in was a breeze—front desk opens at 3 pm, and the staff were super friendly, handing over a keycard with a handwritten note that said “Enjoy your stay!”—really small touches that make you feel welcome. (I mean, who doesn’t love a handwritten note?)

The apartment itself is surprisingly spacious for a 4‑star rating, with a kitchenette that’s perfect for whipping up a quick Khachapuri or a pot of Georgian tea. The living area is cozy, with a comfortable sofa that’s just the right thickness for a good nap after a day of tram rides. The windows face a quiet alley, so you can hear the distant rumble of the city but not the traffic that’s so loud right outside the main avenues. I found that the noise level drops off after midnight, which is great if you’re a light sleeper. Parking is a bit of a hustle—there’s a paid lot a block away, but you can also find street parking if you’re willing to shuffle a few blocks.

One thing that really stands out is the vibe of the neighborhood. In the mornings, the air smells like fresh coffee from the street vendors on Shevardnadze Avenue, and the sound of the tram clanging on its tracks is almost a soundtrack you can’t get rid of. By the time you’re in the apartment, you notice that the walls are lined with local art, giving it a homely, almost gallery‑like feel. The only minor critique? The Wi-Fi is decent, but it’s a bit spotty on the upper floors—so if you’re a digital nomad, you might want to test it out before you commit. Overall, though, Lebu Apartment TBS feels like a slice of authentic Tbilisi life, with all the perks of a 4‑star stay and the charm of a local hideaway.

  Apartment location is so good. It's in the downtown where is very convince. We can go outside by either metro or bus only by 5-8 minutes walks. The hostess is with a private parking slot for us, that makes our tour outside by driving through car rental more easiler.

  What could be improved: The dining room is a composed area with living room and kitchen hence it is very small. When all 3 guests in the area, it is cramped.
  Although the apartmentvis is with kitchen facility, we cannot enjoy the cooking as there is no cooking oil and salt available for us.
  The beds are extremely soft which are not able to afford an adult's weight, and we always feel to be fallen onto the ground when laid on bed. 😥

  What could be improved: Unfortunately, the only positive thing I can say about this accommodation is its location — it's close to popular tourist spots. Aside from that, the experience was extremely disappointing and does not reflect what you see online.
  
  The photos are beautifully staged and very "Insta-friendly", but the reality is a completely different story. The apartment looked clean and stylish in pictures, but in person, we encountered mold on the walls and black mildew in the bathroom — a serious health hazard. Definitely not a place for families with children or anyone who values their well-being.
  
  Despite booking a non-smoking apartment, the room we were given was heavily saturated with the smell of nicotine. Furniture, curtains, and even the bedding reeked of cigarette smoke. An ashtray was placed openly on the table. After just two nights, all our clothes had to be thoroughly washed.
  
  We considered leaving and filing a formal complaint, but traveling with tired kids made that difficult, so we endured the two nights and left as soon as we could. Never again.
  
  To make matters worse, the building across the street is a crumbling ruin — bricks and rubble literally facing the entrance. This was not mentioned anywhere. And believe me, it's not "Georgia standard" that's not my first stay here. It's below standard.
  In my opinion, we should have been refunded for the moral damage and for putting our health at risk. If you think I’m exaggerating, feel free to check my other reviews — I usually leave only positive feedback or none at all. But in this case, I felt responsible to warn others.   Уютно, чисто, нас встретила приятная девушка. Расположение удобно, рядом нашли хороший супермаркет и ресторан, а также ходили до парка Европы и Моста Мира пешком. В целом прекрасно, все понравилось!
