Lea Guest House Overview

If you’re heading to Tbilisi, you’ll spot this cozy gem tucked into the quieter part of Grishashvili Street—just a few blocks from the historic Rustaveli Avenue far enough to escape the constant buzz of the city center. The façade is a clean white with a little hand‑painted sign that reads “Lea Guest House,” and the front desk is already open by the time you pull up, which is a nice surprise for those late‑night arrivals. The staff greet you with a warm, “Good evening,!” and a quick, efficient check‑in that feels less like a transaction and more like a friendly handshake. They hand you a keycard and point you toward a small, wooden staircase that leads to the rooms (the stairs are a bit steep, but don’t worry—they’re sturdy and well‑lit). The building itself is a mid‑century apartment block, but they’ve done a great job of making it feel modern without losing character. The smell of fresh coffee wafts from the small kitchenette area, and that’s the first hint that you’re in a place that cares.

The rooms are small but impeccably clean—think bright curtains, a comfortable bed with a mattress that’s firm but not hard, and a tiny balcony that offers a view of the neighborhood’s everyday life. (I mean, you can actually see a street vendor selling fresh apricots and the occasional cyclist passing by.) The Wi‑Fi is decent, though it can get spotty during the peak evening rush when the café down the street is full of tourists and locals alike. The bathroom is compact but functional, with a shower that has a good water pressure and a small sink that doesn’t leave much room for a full towel. The only critique is that the TV remote is a bit heavy and the channel selection is limited, but honestly, you probably won’t miss it if you’re planning to spend your evenings exploring the city. Parking is another plus: there’s a small, paid meter on the street, and for those who drive, a nearby parking lot at the corner of Grishashvili and Chavchavadze Street offers a 30‑minute free slot before the night shift starts (just be sure to check the time limit). Noise is surprisingly low—though if you stay on the upper floors, the occasional distant traffic can be heard, but it’s far quieter than the bustling streets below.

What makes Lea Guest House stand out is the genuine local vibe. The front desk manager, Nino, is a sweet Georgian woman who can recommend the best spots for a quick lunch and will even suggest a quiet café on Shota Rustaveli Street if you want to escape the crowds. She’s also quick to point out that the best time see the city’s nightlife is after 8 p.m., when the bars around Freedom Square light up. The place is a little off the beaten path, so you won’t have that touristy feel, and you can actually hear the faint sound of a church bell ringing from the old church in the corner of the block. The overall atmosphere is relaxed, and you’ll feel like you’re staying in a friend’s apartment rather than a corporate hotel. If you’re looking for a place that offers comfort, a touch of local color, and practical amenities—like free Wi‑Fi, a quiet environment, and easy parking—Lea Guest House is the kind of spot that will make you want to come back for a second stay.

Hotels near me in Tbilisi offer convenient access to the ancient center, where guests can easily walk to sulfur baths, Peace Bridge, and traditional wine cellars.

  • Best stay – Alfonso from Mexico – July 10, 2025 (10/10)

Great place to stay close to Tblisi City Center! Amazing view and runned by an amazing kind family! The rooms are extremely clean and spacious; the bathrooms as well. Close to restaurants, cafes, attractions and city center! Good communication!

  • Clean and comfortable accommodation – Ezequiel from New Zealand – June 14, 2025 (10/10)

    Everything was great. Comfortable beds,
Rooms are well equipped with fridge and AC.
Marina the hosts, is really helpful, she even helped to get transportation to Armenia.

What could be improved: Nothing really.
The property is uphill like lots of accommodations on Tbilisi, but I don’t mind walking.

  • Great value comfortable guesthouse in a great location – Sivan from France – May 21, 2025 (9/10)

This B&B is located in a great location just 5 mins walk from the bathhouses but is still very quiet. The Russian husband and wife don't speak much English but they're really friendly and helpful. The room was a good size, very clean and very comfortable for absolutely great value.

What could be improved: It's a little uphill which may be an issue for people with mobility issues.

  • Wonderful stay in a great location so easy to get around in the old town – Kevin from United Kingdom – September 27, 2024 (10/10)

  • Great place to stay if you looking to visit tibilisi – Kevin from United Kingdom – September 23, 2024 (10/10)

Marina perfect host, always happy to help out if we needed anything, great location quiet and central to old town. Room cosy, overall place had a cosy feel to it.

  • Fantastic place in Old Tbilisi – Milan18 from Czech Republic – July 21, 2024 (10/10)

Excellent location in the middle of the old town, parking available, beautiful outdoor seating. Excellent breakfast, helpful hostess who made us breakfast earlier on the last day due to an early departure. If you want to enjoy the authentic atmosphere of old Tbilisi, where everything is close and sit in the evening with a glass of homemade wine, you are at the right address. I recommend it to all travelers.

  • Cute and appealing place to bunk down for a night or two. Pleasant hosts. – Peter from New Zealand – July 7, 2024 (8/10)

Very artisan place to stay, quite a cute wee courtyard up on the hill slopes. Room was good and very clean. Bed was comfortable. SME of the basics were missing like the shampoo and soap dispensers in the shower were empty.

What could be improved: Quite a challenging place to get to with a car. Narrow streets and parking on site required some manouvering. Curtains were very thin and a bright light from the building next door shone through – not conducive to sleep. Breakfast times may not suit people who want an early start or need to catch an earlier flight.

  • Wonderful – David from United States – May 5, 2024 (9/10)

We loved the location! It was easy to walk to downtown Old Tbilisi.
