The building’s central entrance feels like a quiet pause before the city’s usual bustle kicks in. The apartment itself is a neat, airy space. The bed was surprisingly plush—think high‑thread‑count sheets that feel like a hug after a day of exploring. The kitchen area is compact but functional; there’s a stove, a fridge, and a little counter that’s perfect for making a quick breakfast or a cup of coffee while you watch the city start to wake up. Speaking of coffee, the smell of freshly ground beans from the little café on the corner of Alexander Griboedov and V. Bagrateli Street wafts in every morning. It’s one of those local spots you’ll end up going to again because the coffee is strong and the people are warm.

Parking is a bit of a mixed bag. There’s free street parking in front of the building, but you’re competing with a handful of other cars and a few scooters. If you’re staying longer, there’s a paid parking lot a block away that’s a bit more reliable, though it costs a small fee. Noise-wise, the second‑floor location does shield you from the street’s louder traffic, but at night you do catch the distant chatter of people heading to Mtatsminda Park or the occasional burst of laughter from a nearby bar. If you’re a light sleeper, it might be worth putting earplugs in your bag.

When I checked in, the staff was efficient but not robotic. They asked a few questions about the length of your stay and handed you a brochure of local attractions—things like the sulfur baths, the Tbilisi Opera, and the old fortress on Mtatsminda hill. I took their recommendation to the theater and was pleasantly surprised by the quality of the performance. The apartment’s Wi‑Fi was decent, though it did dip around 8 pm when the whole block was online, probably because of the local internet infrastructure. I’ve had better speeds in more modern hotels, but for browsing photos and texting friends, it was fine.

The apartment is best during the shoulder seasons—late spring or early fall—because you get the city’s charm without the peak‑season crowds. In summer, the streets can get hot and the noise louder as tourists flock to the riverfront. In winter, you’ll find the building’s windows a bit drafty, so a blanket will come in handy. I’d definitely recommend staying here if you want a home‑like atmosphere and easy access to the city center.   The apartment was clean and had all necessary equipment and materials: tea/coffee/sugar, kitchen towel and paper towels, shower soap and shampoo
  Location is great too! 15 minutes walk to Freedom square
  
  What could be improved: The sleeping area (no door or closed bedroom) is upstairs and it’s tight to get a luggage up there. All cupboards are downstairs. And there are 2 (1.5m) beds which are kinda small for me

  Very spacious and stylish apartment, we had almost everything we needed, and the location is just the best! Besides there is a musical conservatory next to the building, so we heard some beautiful music from there.
  
  What could be improved: Some electrical sockets were falling out of their spots, and we only had one roll of toilet paper for three people for three and a half days. Also would have been great if there was washing liquid for the washing machine. Also, the handle for the shower head was a bit broken, so we had to be careful when placing it on the handle.

  Room was clean, beautiful, comfortable and very near to Shota Rustaveli Ave. Before entrance to the propery there is Spar and very near to restaurant. Close to old Tbilisi and other lively place.

  Georgi (host) was a very hospitable and accommodating person I’ve ever met in Georgia. He arranged all transportation requests I had and he was maintaining the apartment in good shape as always.
