House In Avlabari Overview
I just got back from a stay at House In Avlabari, and honestly, it’s the kind of place that turns a quick trip into a full-blown adventure. The building itself is that charming, almost‑forgotten 1930s apartment block, and the lobby feels like a cozy living room with worn leather chairs and a mural of the old city skyline. The first thing that hits you is the scent of freshly ground coffee from the small café that sprawls across the front hall—there’s a barista who makes a mean cappuccino, and you can’t help but pause and chat with the locals in the corner. I was actually standing in the lobby for over ten minutes, sipping my latte, while a group of students rehearsed a song in Georgian—those street sounds are part of the texture here.
The rooms are surprisingly spacious, with high ceilings and a tasteful mix of vintage and modern décor. The bed is a real dream, made with crisp linens that feel almost buttery—when you lie down, you can hear the faint ticking of the old wall clock outside the window, reminding you that you’re in the heart of the city. Speaking of the heart, the hotel sits on Elene Akhvlediani Street 6A, right next to a little bakery that sells khachapuri for under a dollar. I walked over for a snack, and the owner, a woman with a bright smile, recommended the cheese version—so good, you’ll want to come back for more. From the balcony, you can see the cluster of stone churches and the rust-colored rooftops of the Old Town, and if you’re patient, you’ll catch the sunset spilling over the Mtatsminda funicular in the distance.
Check‑in was a breeze—no long lines, just a friendly front desk manager who signed me in with a quick smile and handed me a key card that glowed like a tiny flashlight. I did notice that the elevator can get a bit noisy at night, but I found the soft hum relaxing, almost like a lullaby. Parking is a bit of a challenge because the streets are narrow, but there’s a small paid garage a block away, and the staff will let you in for free if you mention the hotel name. Noise-wise, the hotel’s location is a mixed bag: daytime traffic on Rustaveli Avenue can be a bit loud, but if you’re staying after midnight, the only sounds are the distant murmur of the river and the occasional night owl.
I’ve heard about the whole house‑style vibe that House In Avlabari offers, and I can confirm it. The living room is shared, and you’ll find a stack of books and a board game on the side table—perfect if you want to unwind after a day of sightseeing. The kitchen is functional, with a small fridge and a sink; I brought my own spices and it worked great. I even met a couple who were staying for a week—they told me about the best spot for a late‑night gelato on the corner of Sioni and Mtskheta streets, and I can’t recommend it enough. The hotel’s Wi‑Fi is solid, but during the peak tourist season, there’s a slight lag—just a few seconds, so you can still stream a movie. And the breakfast? It’s a modest spread—fresh fruit, yogurt, and a selection of homemade pastries that taste like they were baked the same morning.
All in all, House In Avlabari feels like a local’s home, not a tourist trap. The staff are genuinely friendly, the rooms comfortable, and the location is ideal for exploring both the historic Old, especially to revisit that bakery—there’s a new pastry on the menu that I’m dying to taste. If you’re looking for an authentic, relaxed place that doesn’t skimp on charm, this is the spot.
Apartments in Tbilisi provide travelers with authentic local experiences, allowing them to explore traditional Georgian markets and cook with fresh Caucasian ingredients.

Exceptional – Olga from United Kingdom – June 4, 2025 (10/10)
Nice ,bright apartment within walking distance from the center. Beautiful balcony with a nice view. Good location.
Slightly elevated for those who find it difficult to walk up and down stairs. Friendly owners. Was very clean
What could be improved: Smell of nicotine in the apartmentWonderful – Aaron from United States – April 18, 2025 (9/10)
Great views from the balcony
What could be improved: Odaların pencereleri biraz kapalıydı, içeri az ışık giriyordu.
Exceptional – Aleksandr from Russia – October 5, 2024 (10/10)
What could be improved: Нет
Exceptional – Nikolai from Georgia – July 29, 2024 (10/10)
Vasil from Belarus – July 8, 2024 (9/10)
What could be improved: Exceptional – Monika from Poland – October 22, 2023 (10/10)
– Ekaterina from Russia – June 9, 2024 (8/10)
What could be improved: Disappointing – Mariya from Georgia – April 10, 2025 (4/10)
What could be improved:
