Hotel House On Zubalashvili Overview
Tbilisi is a city that starts to feel like home from the moment you step off the tram. My first stop was Hotel House On Zubalashvili, tucked into the hustle‑and‑hum of N8‑8a Dzmebi Zubalashvilebi street, just a stone’s throw from the mountain‑top park. The building itself is a quirky mix of old Soviet brick and fresh, white stucco – I mean, it’s a legitimate contrast that you can’t miss. The lobby buzzes with the scent of freshly brewed coffee from the corner café across the street, and the receptionist waves me over with that warm, “Welcome back, guest!” vibe that makes you feel like you’ve known the place forever. Check‑in is quick, no long lines – the staff just hand you the key and point you toward the elevators that actually stop on every floor, which is a relief when you’re lugging around a suitcase and a newly bought bag of Georgian wine.
The room itself is surprisingly spacious, with a balcony that opens onto the street’s mix of traffic noise and the distant echo of the Mtatsminda funicular. Honestly, the view is better than you’d expect for a four‑star spot – you can see the church spires poking through the clouds, and on a clear day, the outline of the city’s historic fortress. The bed is a major win: a mattress that’s fatter than most I’ve seen at other hotels in the area, and the linens are crisp enough to make you want to stay in the room a little longer. The ensuite bathroom has that modern touch with a rain shower and a good water pressure – no silent, weak jets that you can find in some other places. The only small gripe? The Wi‑Fi is decent, but it sometimes drops when the city’s 3G network picks up the heavy traffic during rush hour. I mean, the hotel is fully equipped, but you’ll have to drop a quick “could we boost the signal?” to the front desk if you’re a heavy downloader.
Parking is a real win, honestly. You can park on the street behind the hotel for free, and the building has a small, secure garage that costs a few bucks a night. It’s a city where parking can be a nightmare, so that’s a huge plus. Noise-wise, the only thing that can get a bit loud is the metro line that runs right under the street – you can hear the trains rumble through the night. But that’s the sort of low‑volume hum that you’ll grow used to, and the hotel’s thick walls do a decent job at muffling it. If you’re looking for something to do after your stay, you’ll love the nearby Mtatsminda Park – just a short walk away, with its amusement rides and the old theater. And for a quick bite, there’s a traditional Georgian restaurant on the corner of the street that serves khachapuri that’s still steaming and cheesy. The staff at the hotel even suggested a hidden gem down the next block – a tiny tea house that’s only open on weekdays, but the tea is worth it.
All in all, staying at Hotel House On Zubalashvili feels like a slice of everyday life with a touch of comfort. You’re right in the thick of it, but the hotel’s little touches – from the welcoming staff to the practical parking and the comfortable rooms – make it feel less like a place you’re staying at and more like a home you’re visiting. If you’re planning a trip to Tbilisi and want to be close to the city’s pulse without losing the vibe of a good hotel, this place is a solid pick. And honestly, you’ll leave with a story about the noise of the metro, the warmth of the coffee, and the taste of a perfect khachapuri – all the things that make a trip memorable.

Exceptional – Twkera from Azerbaijan – November 12, 2024 (10/10)
10 out of 10. The location is perfect in 5 minutes from the Opera house. You can reach all the points of the city by bus even the East point.
The house perfectly meets the requirements of solo travelers or a couple, it's well equipped.
There are all the facilities you need
What could be improved: There are few issues (for me they were minor issues) you must consider when choosing the house. Some can be fixed some not
– it's located up on the hill, if you have a problem with legs you should know that climbing might be challenging for you.
– it's not good soundproofed and you hear all the noise from the outside, transport, neighbor's arguments, etc
– the blinds on the windows and on the front door were old enough and needed to be replaced. It was easy to see through those holes from the outside.
– the front door was not reliable, it was plastic. However there were metal bars behind the door but I couldn't close them. Either the lock was probably broken or I just couldn't get how it works.Great! – Gerarda from Netherlands – September 21, 2024 (9/10)
Nice and clean apartment, good wifi, great location, private parking
What could be improved: NothingWonderful – Ekaterina from Russia – September 16, 2024 (9/10)
The apartment is 100% clean. Good location. Very quiet, that is precious in the very centre of Tbilisi. The host Naziko is cordial ,helpful and friendly
What could be improved: It is located in basement. You can only open a tiny window near the entrance door, so i needed more fresh air. Anyhow, it's good choice for low price.
I suppose, it can be cold and humid in winter. We were there in the middle of hot summer, so that was just suitable.Wonderful – Harihari from Japan – May 25, 2024 (9/10)
The room is very spacious and well maintained .
Centre of Tbilisi.
So walking distance to many main
places.
What could be improved: Naziko is a good person but a bit
difficult to communicate with her
in English .Exceptional – Igor from United Kingdom – September 29, 2023 (10/10)
Everything was good
What could be improved: N/AWonderful – Pearl from Singapore – April 17, 2025 (9/10)
It’s very basic but had everything I need. Location was great – central but on a quiet land. Heating system was good as well, although there were some issues with the hot water for shower
What could be improved: There was some issues with the hot water. Obscure places like the wardrobe and behind the bed were dusty. The host should place additional rubbish bags and laundry detergent in the apartmentNice stay outside the center – Santiago from Belgium – September 16, 2022 (8/10)
Quiet hotel
cheap nice stay, close to central Tbilisi, but dont expect a hotel. – Dalboe from Denmark – February 26, 2023 (7/10)
all the facilities, kitchenette, bath etc.
What could be improved: poor building of stuff. lots of stuff was about to fall down, fall off or simply fall apart. for example showerhead, several of the electric installations, holes in the walls.цена – качество, отзывчивая хозяйка, наличие всего необходимого в номере, расположение отличное. – Галина from Kazakhstan – September 2, 2025 (9/10)
What could be improved:
