The room was what I’d call “modern minimalism” meets cozy. Light pours in through the large windows, and the view of the bustling Chugureti street is a constant hum, but not too loud. I slept pretty well; the bed is plush, and the pillows are the right firmness for those of us who like a bit of support. The bathroom is spotless – you can see the little touches: a small plant on the counter, a set of scented soaps that remind you of the local markets. I even found a tiny note that says “Enjoy your stay!” in both Georgian and English, which felt personal. The Wi‑Fi was fast enough that I could stream my favorite shows during the night, so you don’t have to worry about losing connection.

Parking is a bit of a hidden gem. The hotel has a small underground lot that’s actually free for guests, which is rare in this part of city. I parked my car there and was able to walk to the hotel in a few minutes – no need to hunt for street parking or pay a fee. As for noise, the main street is lively – you can hear the chatter of vendors, the clink of glasses from the cafés, and the occasional rumble of traffic. But the windows are double‑glazed, so it’s not a full-on soundtrack. If you’re a light sleeper, just bring a pair of earplugs or a white‑noise app. The best part is the morning – you can wake up to the smell of fresh coffee from the nearby café, Café Pasha, which is just a five‑minute walk away.

One of my favorite moments was stepping outside after a long day. The corner of Aghmashenebeli Avenue and the main street hosts a lively street market where you can find everything from fresh cheese to handmade ceramics. I tried a quick bite at a stall that sold khachapuri – the cheese was gooey, the dough was perfect. After that, I walked to the Mukhrovani Park, a small green space where locals gather for tea. It’s a nice place to sit on a bench and watch the city’s rhythm. For nightlife, there’s a speakeasy called “The Underground” right behind a bookstore – a hidden bar with a great selection of Georgian wines. I ended up spending an entire evening there, and the staff was so welcoming, they even offered me a free glass of local sherry.

In terms of practicalities, the hotel’s breakfast is a real treat. It’s not over‑the‑top, but the fresh pastries, local cheese, and homemade jam are the real stars. The staff is friendly, and they’re always ready to recommend a good place to eat or a hidden gem. If you’re traveling during the spring, you’ll find the city buzzing with color; the streets are lined with lilacs and poppies. The best time to visit the area is early morning or late afternoon – the heat is manageable, and the street vendors are at their best. I’d say this place is a solid 4‑star experience that doesn’t feel like a corporate hotel but still offers the comfort and reliability you’d expect. It’s a great base if you want to explore Tbilisi’s heart without being stuck in a tourist trap. You’ll leave feeling like you’ve actually lived in the city for a couple of days, even though you’re just a short walk from the main train station.

  Everything was excellent. Lia, the owner, was super friendly. You could find everything you may need for your stay at the property.
  The location is very good. Every room has AC and a TV.
  If I go back to Tbilisi in the future, I will choose the same place again.
  
  What could be improved: I can't say I didn't like it, but for people who has a problem with going up and down the stairs, this place will be a bit difficult. You should consider that most older buildings, especially on the main streets in the tourist areas of Tbilisi, are the same.

  We had an absolutely wonderful stay at Lia's flat! From the very beginning, the warm welcome set the tone—complete with a thoughtful bottle of wine and even a pickup from the airport, which made our arrival so smooth and stress-free. The flat itself is stunning: spacious rooms with high ceilings that give everything an airy, elegant feel. The location is brilliant—everything you could want is just a short walk away. Communication was effortless throughout, and honestly, you can't ask for more. Highly recommend!

  Lia was extremely helpful, personally met us in crazy early (or crazy late) hours of the night for the check-in, the property is very clean, lovingly furnished and very comfortable. Plenty of everything in the neighborhood within easy reach, shops, subway station, etc
  
  What could be improved: Not a disadvantage per se, but the bedroom facing the avenue can be a little noisy late evening/early night if you are sensitive – not the property's fault, but you may want to pack earplugs if street noise is a problem for your sleep. Or put kids there and sleep in the other one 🙂

  For 2 friends, it was wonderful to have 2 spacious bedrooms, a fully equipped kitchen, 2 bathrooms and a living room. Also loved the little balcony. The hosts were friendly and helpful without being intrusive. It is easy to get on the metro, there are many supermarkets and restaurants close by, as well as great shopping opportunities.

  Absoluely loved the homestay owner. She was so cheerful, helpful and loving lady. She also showered so much love and affection on our kid. The location is perfect with everything nearby metro, shops, banks, theatre etc. The rooms were clean, big and had everything that you need in a home. We would definitely want to stay here if i ever visit Tbilisi again.
