The apartments themselves are surprisingly spacious – I stayed in one that had this gorgeous original hardwood floor that creaked just enough to remind you of the history beneath your feet, but not so much that it kept me awake. The kitchenette was well-equipped too, which came in handy since Georgian food is incredible but sometimes you just want to make coffee at your own pace, you know?
What really impressed me was how they’ve managed to preserve the authentic character while actually making everything functional. The WiFi works perfectly (crucial for posting those sunset shots from Narikala Fortress), the shower has proper water pressure, and the heating – important in Tbilisi’s chilly winters – keeps things cozy without being stuffy. The host was fantastic too, one of those people who clearly loves their city and will give you restaurant recommendations that locals actually use, not just the touristy spots. Honestly, with a 9.7 rating, I expected it to be good, but this place exceeded even those high expectations. The only tiny downside? The building’s entrance can be a bit tricky to find the first time since Old Town addresses can be… creative. But once you figure it out, you’ll feel like you’ve discovered this perfect little secret tucked away in one of the most beautiful neighborhoods in the Caucasus.

From someone working in the industry, I must say that this is a fantastic hotel in Tbilisi.
The room is very cozy, has nice beds, even has a AC in the bedroom and the bathroom has been newly refurbished, which is absolutely fantastic! The rooms are even nicer than the pictures show. It is directly in the city center, only 4-6 minutes to main attractions by foot. We really enjoyed this area, I cannot recommend this place enough!

The hotel is housed in a beautiful restored historic two-story building on a major avenue in old Tbilisi, close to subway stop (Marjanishvili) and to the Presidential Palace. Lots of shops and restaurants close by, also near to Fabrika. Very easy to walk from here to main sightseeing places around town, it never took us more than 12 minutes! our apartment was very spacious, light and airy with a view over the avenue, but very quiet. Very clean and tastefully decorated and furnished, original wood block floor. Our apartment had a kitchenette with sink, fridge, microwave, stove, kettle, coffee and tea, plates, cutlery etc, everything you could expect, even a tea towel and dish sponge. Beds were very comfortable. The hostess is very friendly and helpful.

The rooms are very comfortable and spacious, the ceiling is very high, interior details very unique. Two bathroms are very convinient. Cleanliness is very very good and everything in the rooms is of great quality. The hostess is very kind and helpful, gives Information about the best locations in the city. You will be very comfortable as it is within walking distance to everywhere. If I go again, I would definitely stay here again without hesitation.

The place is cozy and beautiful. I liked that it is in the center and meanwhile so calm. Perfect for those who prefer quiet sleep and comfort. Wi-fi is very fast and air-conditioning works great. There are many bars and restaurants in the area and it is in walking distance to all the main attractions. Communication with the owner was smooth as well. Thank you!! 10/10!
