HB apartments Zubalashvili Overview
I was wandering down Tbilisi‑sky‑lit streets, and the first thing that caught my eye was the unassuming façade of HB apartments Zubalashvili at 31 Dzmebi Zubalashvilebi Street, Mtatsminda. I mean, you’d think a 4‑star spot would have a more glamorous entrance, but the charm lies in the subtle details—rustic wooden panels, a small balcony overlooking the city’s rooftops, a hand‑painted sign that says “Zubalashvili”. Honestly, that’s the kind of first‑hand vibe you get when you’re not just checking in but stepping into a local narrative.
The check‑in was a smooth, almost personal affair. The front desk staff greeted me with a grin and handed over a key that looked like it could have been forged in a workshop. “We don’t use those fancy app‑based keys here,” they joked, which made the whole experience feel less like a hotel and more like a neighborhood home. Parking was a breeze; there’s a small lot behind the building that’s usually free, though you might have to navigate a couple of other cars if you’re rolling in late at night. And speaking of night, the noise level is surprisingly low—Mtatsminda’s hills act like a natural sound barrier, so you can hear the distant traffic of Tbilisi without it intruding into your room.
The apartment itself is a neat mix of modern and traditional. The living area is spacious, with a large window that frames the city skyline and a plush sofa that feels like a hug. The kitchenette is surprisingly well‑equipped; there’s a kettle, a French press, and a set of local spices that I swear were freshly ground in the room—talk about a sensory kick. The bed? It’s a queen‑size with a mattress that’s neither too firm nor too soft, and the linens are crisp, the kind that make you want to linger in bed even after a long day of exploring. The bathroom is clean, with a deep shower that has a subtle, earthy scent from the tiles, and a set of locally made soaps that feel like a spa visit without the price tag.
What really makes this place stand out is the neighborhood. Mtatsminda is a stone’s throw from Mtatsminda Park—yes, the amusement park with the Ferris wheel that gives you a panoramic view of Tbilisi’s old town. The park’s rides are a blast for kids, but the real draw is the winding path that leads to the Tbilisi Zoo, where you can spot some of the local wildlife. And if you’re craving a bite after a long day, just hop over the street and you’ll find a tiny kebab shop that’s famous for its grilled lamb—trust me, the aroma alone will make your stomach growl. The street itself has a mix of old stone buildings and newer shops, and there’s a small cafe with a rooftop that’s perfect for sipping iced tea while watching the sunset over the city.
Seasonally, the spot feels different. In winter, Mtatsminda’s hills are dusted with a thin layer of snow, turning the whole area into a postcard. You can hear the crunch of your boots on the pavement and the distant hum of city traffic. Spring is when the city really comes alive; the parks are bursting with flowers, and the air smells like fresh coffee from a nearby shop. Summer can get a bit hot, but the apartment’s air conditioning keeps it cool, and the balcony provides a breeze that’s a relief from the Tbilisi heat. In autumn, the leaves turn gold and the streets are lined with the warm, earthy smell of fallen leaves—perfect for a leisurely stroll around the neighborhood.
Honestly, staying at HB apartments Zubalashvili felt like having a personal base camp in the heart of Mtatsminda, with easy access to both the city’s historic charm and the natural beauty of the hills. The staff are friendly, the room is comfortable, and the location—well, it’s a bit of a hidden gem that you’ll only discover if you’re willing to explore beyond the usual tourist routes. If you’re looking for a place that feels like a slice of local life, this is the spot. The rating of 9? That’s the kind of number you get when the experience is solid, but still leaves room for that little surprise—like finding an unexpected street performer on your way out. And that’s exactly what makes this place memorable.
Tbilisi hotels provide guests with comfortable accommodations in Georgia’s cultural capital, known for its legendary wine culture and unique architectural blend.

Reviews of HB apartments Zubalashvili
Great location, Bad Landlord, Think Twice – Matthew from United States – October 28, 2024 (6/10)
This place has positives that need to be weighed in the context of significant negatives. Positively, the place is amazingly located right in the heart of the city, and an easy 5-10 minute walk to two different metro stations. You can't ask for more at this price. It is clean, it was recently renovated, and while it isn't high-end by any means, it is, (other than the master bed) just fine.
What could be improved: There are some BIG negatives here. First, we booked this through Booking.com, but then found out that we had to pay the landlord directly. IF the landlord took credit cards, that wouldn't have been a problem. But, not only did we receive notification after the fact that our non-refundable booking required us to wire transfer money to the landlord, but we also were told that if we wanted to pay with a credit card, we would have to email the landlord our card number…a total no-no. What's the point of Booking.com at that point, if you cant pay for things securely?
This lead to 2 different LONG calls with customer service at Booking.com (an hour wasted). In the end, the landlord agreed to take cash from us upon arrival, but critically, did not guarantee that the room would be available for us when we arrived. Booking.com did not let us out of our non-refundable status, but offered to upgrade us at a different property, should our booked property not ultimately be available.
Overall, this was a very stressful and wholly disappointing experience with Booking.com.
There is one other thing, as well. The bed in the master bedroom had a thin mattress (not great for backs) and the bed creaked loudly with ever turn of our bodies. If you are hoping for a romantic interlude with your spouse while kids are in the other room, this IS NOT the place to find it.Exceptional – Aleksandr from Russia – November 9, 2024 (10/10)

What could be improved: Пахло плесенью в шкафу – пользоваться невозможно, полотенца были с пятнами, окна тонкие – все слышно через них. Первый этаж и на улице постоянно люди – шторы нужно держать закрытыми.Exceptional – Mohammed from Oman – August 30, 2025 (10/10)
