Gutsa Artists Mini-Hotel Overview
First Impressions
Walking up to Gutsa Artists Mini-Hotel on Kostava Street, you immediately get the sense that this isn’t your typical four-star property. The building has this artistic, almost bohemian vibe that sets it apart from the more corporate hotels scattered around Tbilisi. I mean, the name gives it away — this place is clearly designed with creative types in mind, and honestly, that’s exactly what makes it so charming.
Location & Getting Around
Here’s the thing about Kostava Street — you’re literally in the heart of everything that matters in Tbilisi. I’ve stayed in a bunch of places around the city, and this spot just works. You can walk to the old town in about ten minutes, hit up Rustaveli Avenue for shopping and theaters, and there’s this great little bakery just two blocks down that locals actually go to. The fact that couples rate the location a perfect 10 tells you everything — when you’re exploring together, you want to be able to wander without constantly calling taxis. Plus, there’s free parking right at the hotel, which is honestly a godsend in this part of the city.
The Artistic Touch
What really sets this mini-hotel apart is how they’ve embraced the whole artists’ concept without making it feel gimmicky. Each room has these thoughtful design elements — local artwork, interesting lighting, furniture that actually looks like someone curated it rather than ordered it from a hotel supply catalog. It’s not over-the-top artsy, you know? Just enough character to make you feel like you’re staying somewhere with personality. The spaces feel intimate too, which makes sense given it’s a mini-hotel rather than some massive chain property.
Practical Comforts
Beyond the aesthetic appeal, they’ve got the basics down solid. The rooms are well-appointed without being flashy, and everything actually works — which, let’s be honest, isn’t always a given when you’re dealing with boutique properties. The staff seems to genuinely care about making sure you’re comfortable, and they know the neighborhood well enough to point you toward the good stuff. I particularly appreciated that they understand what travelers actually need rather than just loading you up with amenities you’ll never use.
Why Guests Love It
That 8.4 rating and the location score of 9.8 aren’t accidents. This place hits that sweet spot where you get character and charm without sacrificing comfort or convenience. It’s perfect for couples who want to feel like they’re discovering something special rather than just checking into another generic hotel. The artistic theme feels authentic because it’s woven into the experience naturally, not forced. And honestly, when you can park for free and walk to most of what you want to see in Tbilisi, you’ve found something worth booking.
Many travelers prefer to book apartments in Tbilisi through trusted local agencies that provide insider knowledge about the best neighborhoods for experiencing the city’s wine culture and architectural heritage.

The stay was quite comfortable as we felt we stay in our own house. The staff is very nice and helpful and provided best services through out our stay. She is quite friendly and providing lots of information about the city in Russian language and we enjoyed our stay.

The host was very welcoming and helpful, she made sure to give instructions around the town. The room was very quiet-perfect for resting. Also the location is great, right on the Main Street with nice cafes, shops and beautiful buildings around.

Location next to Stamba Hotel, near busstops and supermarket. Very nice, very clean and enough space to stay for us as a family. Warm welcome by the owners. Interior bit nostalgic wih very good paintings on every wall.

Andrea from Belgium (9/10)
I had a lovely time at this quaint guesthouse. The owner, a very friendly and talkative elderly lady, was very accommodating. Mind you, we spoke Russian, so no idea whether you'll be fine in English. That being said, I read reviews from non-Russian-speaking customers saying they also found her charming and delightful, so I would go ahead and book the place. My room was big and comfortable, I had three beds (a double bed, a single bed and a sofa bed) all to myself, and a small bathroom. Breakfast is not included per se, you can get tea and biscuits but the owner makes no mystery of it not being part of the package. And speaking of the owner, she loves to talk and regale you with stories and fun facts. She is very knowledgeable about Georgian history, loves to learn about other countries and is an artist at heart, as evidenced by the paintings in her home (many of which she painted herself). The location is perfect, too, as you're right on the main street. The entrance looks unassuming but I found that to be the case about many Georgian establishments, so don't be out off. Noise-wise, you're good. The rooms have double glazing.

the owner was very interesting woman

If you are into art you will definitely find this property interesting. The location is really good, within walking distance to the city center and you have whatever you need very close ( as in supermarket, center, cafes etc). Breakfast is simple, but good enough. The owner is a very sweet lady, she is living in the property she is very open to discussion, but she does not speak English at all. We sorted that out with Google translate though.
