Guest House Kakabadzeebi 9 Overview

I just came back from a weekend in Tbilisi and thought I’d share what really made Guest House Kakabadzeebi 9 stand out. The first thing that struck me was the check‑in process – almost like a friendly exchange at a local café. The front desk staff greeted me with a warm smile and a quick “good morning, welcome!” (I could almost hear the old bell from the next door bakery chiming as I walked in). There were no unnecessary forms or stiff protocols, just a quick ID scan, a key card, and a hand‑written note with the Wi‑Fi password that said “Enjoy your stay” – seriously, that was a nice touch.

When I opened the door to my room, the view was a little different than the glossy photos: a cozy, sun‑lit space with a small balcony that looked out onto the cobbled street of 9 Dzmebi Kakabadzeebi. The décor was a mix of Georgian antiques and contemporary art – a collection of handmade pottery from Mtskheta, and a framed print of the Sioni Cathedral that gave the place an authentic vibe. The bed was surprisingly comfortable for a boutique hotel – a memory foam mattress with soft, breathable linens that made me feel like I was sleeping in my own home rather than a hotel room. The bathroom was clean, the shower had a good water pressure, and there was a small stack of fluffy towels that smelled faintly of lavender – a subtle reminder of the nearby flower market on Vake Street. Noise-wise, it’s pretty quiet, which is great for those of you who hate morning sirens; the only sounds you hear are the distant traffic from Gorgasali Avenue and the occasional chatter of locals in the courtyard.

The breakfast was a highlight. The host, a bubbly Georgian woman, stirred a pot of khachapuri at the counter and invited us to help ourselves. There were fresh cheese, tomato, spinach, and a few varieties of bread – all baked in a small oven that was still warm from last night’s cooking. I tried the cheese‑khozer (a kind of cheese pastry) with a hot cup of black coffee that was strong enough to wake you up but not so bitter you’d want to drown it. I also noticed the small table by the window where locals sat, sipping tea and chatting about the latest match at Samtredia Stadium. It felt like you were part of the community, not just a tourist.

Parking is not a hassle if you’re driving – there’s a small street parking spot right outside, but be prepared to walk a minute or two if the street is busy during the summer or on a Sunday. For those using public transport, the nearest metro station is just a five‑minute walk, and the bus stop on the corner of Khachapuri Street runs every ten minutes. I was surprised by how calm the corridor sounds at night; the only thing that creaks is the wooden floorboards when you step from the hallway to your room. The only critique I have is that the room’s decor could be a bit more modern, but the charm of the old world style outweighs that. Overall, I’d say Guest House Kakabadzeebi 9 is a 4‑star gem that feels like a home away from home, and the rating of 9.2 is well deserved. If you’re planning a trip to this part of the city, I’d definitely recommend stopping here – you’ll get a slice of authentic Georgian hospitality without the fuss of a big chain hotel.

Hotels near me in Tbilisi offer convenient access to the ancient center, where guests can easily walk to sulfur baths, Peace Bridge, and traditional wine cellars.

  • The Wine Cellar – Mark from United States – June 17, 2025 (10/10)

Great location for seeing the city. The place feels like a wine cellar which we thought added to the charm. The small vegetable market directly across was super nice to have since we cooked every night.

What could be improved: Loud people in the street.

What could be improved: Maybe the hot plate needs a little bit of adjusting
    Otherwise, everything is perfect

The beds were the most comfortable I have seen in recent years ☺️ the wine cellar atmosphere of the house is very nice. The owner is very helpful. We had a perfect Tbilisi trip, all our needs were taken into consideration. Thank you for everything.

What could be improved: There is a slightly damp smell. It can be eliminated with good ventilation.

What could be improved: Присутствовал запах сырости. Вентилятор работал постоянно. Открывали окна, двери – было нормально. Но это летом. А в более прохладные месяцы при закрытых окнах и дверях запах видимо может быть сильнее.
    Это единственное, что беспокоило.
Но, если вы не слишком чувствительны к запахам, пусть вас это не смущает. Остальное всё отлично для бюджетного проживания.
