Guest house in avlabari Overview

I landed in Tbilisi on a breezy Thursday afternoon, the kind of city that feels like a warm, slightly chaotic hug. I walked straight to the Guest house in avlabari, and honestly, the moment I stepped onto Maxatski Peri, the whole vibe shifted from touristy to “you’re in the right neighborhood.” The building itself is a charming two‑storey structure with a worn‑out façade that somehow looks like a postcard from the 70s. Inside, the reception desk is manned by a woman named Ana who greets you with a smile that says, “I’ve seen you before, I’ve seen you last week.” Check‑in was quick, just a few minutes of paperwork, and the key was handed over with a wink. She mentioned that the front desk stays open until 10 pm, which is handy for those of us who like to wander around the city after dark.

The room was a cozy, single‑bed sanctuary—no flashy LED panels, just a soft, faded floral duvet and a window that looks out onto a narrow street where you can hear the distant chatter of a market and the occasional honk of a tuk‑tuk. The bed itself is surprisingly comfortable; I fell asleep after the first night in a single room that feels like a hug. The bathroom is a bit cramped, but the shower has a surprisingly good water pressure—something you don’t always get in these older Georgian buildings. I found a small, mismatched set of towels that smelled faintly of lavender, which is a nice touch. The minibar is stocked with local craft beers, and there’s a small fridge that’s always kept cool—no “freezer burn” vibes. For tech, there are free Wi‑Fi and a power strip that’s handy, but if you’re a heavy laptop user, bring your own charger; the outlets are a bit old.

Now, let’s talk parking and noise. There’s a small, somewhat cramped street parking spot just behind the building, but it’s free. You’ll have to be quick to snag a spot, especially on weekends. As for noise, I’m an early‑bird, so the mornings were a bit quiet—just the hum of the city starting up. The nights, on the other hand, were a mix of distant traffic and the occasional neighbor’s music. I found that the building’s walls are a bit thin, so if you’re a light sleeper, you might want to grab a pair of earplugs. The best part is that the hotel is right next to a small, family‑run café called “Keto’s Kafé.” I tried their homemade khachapuri (cheese-filled bread) and it was simply unforgettable—soft, buttery, with a golden crust that made me want to stay forever.

Speaking of food, the breakfast is a real treat. It’s a simple spread of fresh pastries, yogurt, fruit, and a pot of strong Georgian tea that smells like a mix of chamomile and mint. The staff is friendly and offers to bring you extra items if you’re hungry or need a snack later in the day—no question asked. The real gem, though, is the location: you’re just a five‑minute walk from the old town, and you can hop on a bus or a taxi to the main square in under ten minutes. I spent a Saturday afternoon strolling down the cobblestone streets, stopping at a street vendor selling grilled khinkali (dumplings) that was just outside the hotel. If you’re looking for a quiet lunch spot, the tiny bar on the corner of Maxatski Peri and Avlabari Street has the best pkhali (spinach and walnut dip) I’ve ever tasted.

All in all, the Guest house in avlabari feels like a hidden gem that offers a slice of local life, without the tourist crowds. The staff is genuinely welcoming, the rooms are comfortable and well‑maintained, and the location lets you immerse yourself in the everyday rhythm of Tbilisi. I left with a bag full of memories, a few extra souvenirs, and a craving for more Georgian tea. If you’re planning a trip to this part of the city, this place is definitely worth a stay—just remember to bring earplugs if you’re a light sleeper, and maybe a spare charger for your devices.

Hotels near me in Tbilisi offer convenient access to the ancient center, where guests can easily walk to sulfur baths, Peace Bridge, and traditional wine cellars.

  • Comfortable stay and Convenient location – Mathavan from India – June 11, 2025 (10/10)

This accommodation is very near to Avlabari metro station. Host is very kind and polite. stay is comfortable. This apartment near by house owner apartment. We received everything, we asked. Much recommended for others.

  • Exceptional – Mariam from Georgia – May 26, 2025 (10/10)

    Great location, clean apartment.

  • I stayed for a week in this apartment, it is located near the historical center of the city. Nearby there is a subway, – Lera from Ukraine – January 21, 2024 (10/10)

    All good 👌

    What could be improved: –

  • Great apartment for a couple – Irina from Israel – November 7, 2023 (10/10)

The apartment is really great, I strongly recommend it, because:
    – the apartment is very warm, sunny and dry (it is important if you stay in fall or in spring),
    – it is very comfortable and all photos are real,
    – great neighborhood, close to everything,
    – welcoming and helpful host,
    – it is really clean and pleasant,
    – coffee machine,
    – air conditioner, heating system and boiler with hot water,
    – comfortable bed,
    – working table with a good chair,
    – speedy Internet

What could be improved: I can not give any disadvantages, only a recommendation for the guests – if you are VERY sensitive to noise it is good idea to buy ear plugs. The street is very calm, no restaurants, bars or a lot of traffic. But the apartment is on the second floor so you can hear noise from the street. For us it was a problem and we slept very well, but I know that there are very sensitive people.

  • Good – Aubrey from Canada – June 30, 2025 (7/10)

Good location, near the metro and lots of supermarkets. Host was responsive and the coffee was really good! The room is quite large.

What could be improved: The noise from people on the street right outside the window was very loud every night until 1200AM. Even with earplugs it was difficult to sleep.
Didn’t realize when we booked that it is more like a studio apartment than a one bedroom, as most things are all in the main room and the bed is not in its own room.

  • Pleasant – Irina from Australia – June 29, 2024 (6/10)

Location is superb, close to metro, shops, restaurants and to the center. We were met at the place. Very Georgian domestic atmosphere and the price is attractive

What could be improved: Forks, pan, bed linen (there were three of us) we had to ask for additionally. At some stage a cooking plate began making sounds and had to be disconnected. We could not connect it back and the hostess was not available. So we just used a kettle. Hard to use shower without spilling water on the floĺk

  • Fair – Faith from United States – March 13, 2024 (5/10)

The host was kind and responsive.

What could be improved: This room is built onto a structure that is falling down and lopsided. The building is old and not safe to stay in. It was also very dirty. Unfortunately cannot recommend this listing.

  • superb – Haiyan from China – August 6, 2025 (10/10)

    地理位置优越,就在Avlabari地铁站旁边,去哪里都很方便。房间干净整洁。房东很友好,回复及时,有什么问题都第一时间帮我们解决了。性价比很高。

  • Отличная локация – Nikita from Belarus – July 9, 2025 (10/10)

What could be improved: Сам дом аутентичный, для нас показался на первый взгляд необычным, но в этом есть что-то запоминающееся из поездки. В квартирке неровный пол, но это не мешает пребыванию

  • Very Good – Valeria from Russia – June 21, 2025 (8/10)
