This four-star boutique property sits right in the thick of Tbilisi’s old town — I mean, you’re literally steps from the sulfur baths and the winding cobblestone streets that make this city so captivating. The building itself has that perfect blend of traditional Georgian architecture with modern touches that doesn’t feel forced or touristy.

Location Magic

Honestly, the location here is pretty much unbeatable. You can walk to Narikala Fortress in about ten minutes, and the famous Bridge of Peace is just a short stroll down the hill. What I really love is how you’re surrounded by authentic Georgian life — there’s a small bakery around the corner where locals grab their morning khachapuri, and you’ll hear the call to prayer from the nearby mosque mixing with church bells. It’s that real Tbilisi experience you can’t get in the newer parts of town. Plus, there’s parking available, which is honestly a miracle in this part of the city.

The Room Experience

The room I stayed in had this wonderful view over the old quarter’s rooftops — you know, those charming mismatched buildings with their wooden balconies and satellite dishes that somehow look picturesque rather than messy. The space feels thoughtfully designed without being overly fancy, and the bed was actually comfortable (not always a given in boutique places). What struck me most was the attention to small details — good lighting for reading, enough outlets for your devices, and a bathroom that works properly with decent water pressure.

Neighborhood Vibes

During my stay, I noticed this place really attracts couples — and I can see why. There’s something romantic about being in the heart of old Tbilisi, where you can wander narrow streets in the evening and stumble upon tiny wine bars or traditional Georgian restaurants tucked into basement spaces. The sulfur baths are practically next door, which is perfect for a relaxing afternoon together. You’ll also find that most of the city’s main attractions are within walking distance, so you’re not constantly dealing with taxis or public transport.

You’re in the absolute heart of everything — seriously, the location score speaks for itself — but the property maintains this calm, intimate atmosphere.   The landlord is a very good person and helps with everything. Everything was fine. The location was very good. I recommend it. The best feature is that it has free parking.

  stay was without breakfast . but the location was very good with a safe parking space. all the required things were provided in the room in the washroom, kitchen etc. Cutlery, utensils every small thing which someone may need during the travel stay was provided . Host VAKHO the care taker and the Land Lady both were very caring and helpful during the stay. also not very pushy to get the payment. they felt us relaxed and attended our every request immediately which was within their scope related to the accommodation. it was a nice, safe and comfortable stay
  
  What could be improved: the steps to the Appartment (only 06 to 07n steps) were of wooden stair which was not in good condition. although it was not shaking but it was looking in a bad shape and needs immediate replacement. external corridor from step the apartment door also needs attention and repair.

  The host was great at communicating and assisted us in many ways. Very nice with homemade Chacha as well! Parking on site was a bonus and wifi was strong.

  The location of the apartment is very central, only a 5 minute walk to Freedom Square. All the attractions of Tbilisi are at a walking distance. The hosts are extremely kind and accommodating. They were always available if we needed anything at all. They also agreed to keep our luggage while we were travelling to another city. Highly recommended – will definitely stay here again if we ever visit.
