Flat 139 – Old Tbilisi Overview

Flat 139 – Old Tbilisi sits tucked in the heart of the Avlabari district, on a quiet stretch of Irakli Paghava Street that feels a world away from the bustling avenues that most tourists flock to. I fell in love with Tbilisi the moment I stepped out of the small, ornate door, and the city’s old‑world charm wrapped around me like a warm blanket. The building itself is a charming 19th‑century stone house, its façade peppered with string lights that glow whenever the evening hits. The hallway smells faintly of fresh bread from the bakery on the corner, and a soft jazz playlist keeps the mood relaxed without drowning out the distant chatter of the neighborhood.

The rooms are a sweet blend of modern comfort and historic character. The beds feel like a private retreat – plush pillows, crisp linens, and a small balcony that offers a view of a narrow alleyway with neon signs and the occasional passerby haggling over souvenirs. The bathroom is surprisingly spacious for a boutique hotel, with a deep soaking tub that makes you want to stay in for hours, and the shower has a lovely marble finish. The decor is tasteful, with vintage photographs of the city’s past hung beside contemporary art pieces that give the space a personal touch. I appreciated the little extras: a mini‑fridge stocked with local tea, a selection of Georgian wine, and a pocket guide that lists my favorite cafés and the best spots for a late‑night snack.

When it comes to practicalities, the staff are friendly and quick to help – the front desk staff greet you with a smile and offer to store luggage if you’re still traveling. Check‑in is smooth; you’ll find a small welcome drink on the desk, and the key card is given with a quick rundown of the Wi‑Fi password. Parking is a bit of a hustle – you’ll need to navigate narrow streets for a spot, but there’s a small paid lot right next to the building that accepts credit cards. If you’re driving, the street parking is limited, but you can usually find a spot with a little patience. The neighborhood is lively at night, with the sound of street vendors and the occasional church bell, but

  • Good – Fernandes from United Arab Emirates – July 28, 2023 (7/10)

Location is central and very near the metro. The apartment is spacious and airy. Kitchen well equipped with necessary gadgets.

What could be improved: Only one bedroom has AC. The balcony doors cannot be left open at night due to the traffic noise outside. Bathroom has no ventilation and can get really stuffy.

  • It was a decent and somewhat inconvenient stay. – Waqas from Turkey – April 30, 2023 (6/10)

Spacious two bedroom apartment, right adjacent to Avlabari Square. Just walk away from the Holy Trinity Cathedral of Tbilisi. Private parking space was also available. Check-in/out was also smooth.

What could be improved: We stayed 6 nights at Flat 139, on the evening of fourth when we came back at the apartment there was no water and the very next day there was a power cut for the whole evening and night. It was very inconvenient, especially with kids. I understand even it was maintenance the management must provide some kind of alternative. Moreover, the apartment needs small renovations and detailed cleaning.
