The 4-star rating is spot-on, but that 9.8 guest rating? Yeah, I can see why people are raving about it. The staff genuinely seems to care about getting the details right – I mean, they remembered my coffee preference from day one, and when I mentioned I was having trouble finding a decent late-night bite nearby, the front desk guy actually sketched out a little map with his personal recommendations. The rooms have this lived-in elegance that’s hard to fake – real hardwood floors that creak just slightly (in a charming way, not annoying), windows that actually open wide enough to let in fresh air, and bathrooms with those deep tubs that make you want to soak for hours. The duplex layout means you’ve got separation between your sleeping and lounging spaces, which sounds minor but actually makes a huge difference when you’re trying to unwind.
What really sold me though was discovering their rooftop terrace around sunset – nobody mentioned it during check-in, so it felt like finding a secret. You can see the opera house from up there (hence the name, I’m guessing), and the whole area comes alive in the evenings with people heading to shows and dinner. The neighborhood itself has that perfect balance where you’re close enough to walk to the main attractions without being right in the middle of tourist chaos. I found myself grabbing morning coffee from this tiny café two blocks over that clearly caters to locals – the kind of place where regulars have their usual orders and the barista knows everyone’s name. Parking was easier than expected too, which honestly surprised me for a city center location. If you’re planning to visit, just know that the duplex rooms book up pretty quickly during opera season, but the off-season rates are actually reasonable for what you get.

Great location – in the center but on a quiet street.
Apartments are large and comfortable.
Very friendly host who is always ready to help, show places or explain something.
It is possible to transfer from and to airport. Host also provides excursions in and around Tbilisi
P.S. to be honest, our stay was in Duplex Opera 2 (which is managed by the same owner and located in the same courtyard. Change was because of force majeure). A very spacious beautifully decorated apartment with two cute balconies and a fireplace. The host was extremely helpful and flexible and understanding (we were travelling from Israel and our flight was delayed for many hours, we arrived late at night, he was monitoring the updates and met us at the airport). The price/quality ratio was perfect, probably the best we could get the last moment in this area. We totally enjoyed our stay!

Everything was perfect! Very nice apartment and Levan, the host, is super pleasant. The apartment came stocked with everything you might need for a stay. Very spacious with nice balconies. Close to the old town and other Tbilisi highlights.
