Downtown-home in the heart of old Tbilisi Overview
Arriving in Tbilisi after a long flight, you’re hit with that familiar sweet smell of wood smoke and old stone—it’s like the city is breathing. The address, 31 Dzmebi Zubalashvilebi Street, sits right in the heart of Mtatsminda, so you’re literally walking through the historic quarter as soon as you step off the bus. The front desk is a small, cozy space with a few locals chatting over coffee; the staff greets you with a warm “sawa” (hello) and a quick, no‑formal check‑in that feels more like a friendly handshake than a corporate transaction. They hand you a key card and a map of the neighborhood—don’t worry about parking, because the building’s own small lot is free for guests and the street parking is usually easy to find if you’re not a night owl. The reception desk stays open 24/7, so if you’re in a hurry or need a last‑minute recommendation, just knock and someone’s there. Honestly, the first impression is that the place is all about the people, not the slogans.
The room itself is a blend of old‑world charm and modern convenience. The bed is a king‑size with a quilt that feels like a hug from a grandmother—soft, buttery, and surprisingly supportive. The walls are painted in muted tones that match the stone walls outside, and there’s a small balcony that offers a view of the narrow alley where a street vendor sells grilled khachapuri every morning. In the evenings, the noise is a pleasant mix of distant laughter, church bells, and the occasional traffic hum from Dzmebi Street, which doesn’t bother you because the windows are double‑glazed and the curtains are thick. The bathroom is sleek, with a rain shower that feels like a mini spa session, and the toiletries are a thoughtful mix of Georgian and international brands—no cheap plastic bottles here. The only little critique is that the fridge is a bit small, so if you’re a snacker, you’ll need to grab something from the local market at 10 a.m. for the night.
Walk outside and you’re instantly in the thick of the old city. The street is lined with historic balconies, each one a little gallery of painted shutters. A few steps away, there’s a tiny café called “Old Stone” where the owner is always ready with a recommendation—today, she told me to try the sweet potato soup, which was both comforting and slightly spicy, a perfect companion to the cold Georgian nights. If you’re looking for a quick bite, the bakery across the street offers fresh bread that smells like warm dough, while the market on Mtatsminda Street has fresh produce that looks like it just fell from the trees. By late afternoon, the streets start to buzz with the chatter of locals and tourists, and the ancient churches start to glow with golden light. On the quieter mornings, you can hear the soft crackle of a nearby fireplace, like the city itself is telling stories. Overall, the hotel feels like a home base that lets you soak in the city’s rhythms without the distraction of a hotel lobby. If you’re planning a trip to Tbilisi, this place will give you the feel of living in the heart of the old quarter—warm, authentic, and a little bit magical.

Thank you so much for everything!
The place was sparkling clean and very beautiful!
Also extremely central — in just 3 minutes you were on the main street.
We really loved everything!
But above all, we got to meet such a kind and polite person! Always willing to help us with any questions we had about Georgia.
If we ever come back to Tbilisi, we’ll definitely only be booking with George!Exceptional – Marija from Latvia – March 27, 2025 (10/10)
I was scared the most about the location , because my sleep is really bad, I can't sleep if there is any small noise at all, but this place is 3 min from the main street Rustaveli and tis place is located in the inner yard, far from the street, so it was really quite( there is inner yard from both sides) the host was really nice, showed us everything and the is all equipment in the kitchen if someone wants to cook at home( we didn't use this option, we only ate outside, but still it was nice . There was extra blankets and towels, we liked everything

Recommend! An Amazing Experience: Clean, Cozy, and Convenient – Areg from Armenia – June 26, 2023 (10/10)
I absolutely loved everything about this place! The housekeeper was truly amazing, going above and beyond to make our stay incredible. Right after we made the booking, she promptly arranged a time to meet us and hand over the keys. Upon arrival, she kindly gave us a thorough tour of the house, showing us where everything was located.
The apartment itself was immaculate and had a cozy atmosphere that immediately made us feel at home. Its proximity to Rustaveli Avenue was a major plus, and having three markets nearby made it incredibly convenient for all our needs. I'm already looking forward to returning to this apartment in the future. It's truly the best place to stay!
I would highly recommend this apartment to anyone looking for a fantastic and memorable experience. The exceptional service from the housekeeper, combined with the cleanliness, coziness, and convenient location, made it an absolute delight. Thank you for making our stay so enjoyable!
What could be improved: The only minor issue I encountered was the small bathroom door, but I believe this was more of a problem due to my height (192cm). However, when considering all the other fantastic aspects of this place, it becomes a negligible concern. The positive aspects of the apartment far outweigh any minor inconveniences, making it a truly exceptional place to stay.Exceptional – Tamer from Turkey – April 26, 2023 (10/10)
First of all, many thanks to the host Julie and special thanks to Eto who took special care of me.(She can speak fluently English so usually I spoke with her) They were very basic, kind and nice. They solved all our requests with great urgency and speed.Home is clean, located in Rustavelli Avenue (Main street of Tbilisi) also 15 minute by walk to Old Tbilisi Meidan.place is safety – so calmly.
What could be improved: There is nothing bad for house and hosts.Maybe if you are lazy like me😅 and you don't like to walk too much,
The slope from the street to the house can tired you that's all.Exceptional – Simon from Austria – April 21, 2023 (10/10)
