It’s tucked into Mtatsminda — honestly one of the best neighborhoods in Tbilisi if you want to feel like you’re actually living in the city rather than just passing through. The building itself has that understated Georgian charm, nothing flashy, but you can tell someone put real thought into making guests feel at home.

Here’s what I love about this location — you’re close enough to walk down to the old town when you want that tourist experience, but far enough up the hill to escape the crowds when you need a breather. The funicular railway is practically around the corner, which means easy access to Mtatsminda Park without the uphill trek. I mean, after a day of wandering Tbilisi’s cobblestone streets, your feet will thank you for that. Plus, there’s something special about being in a residential area where you’ll hear Georgian conversations drifting from balconies rather than just tour groups.

Your Home Base

The room setup here really lives up to the “home” part of the name. Each space feels like a well-designed apartment rather than a standard hotel room — you’ve got proper living areas, not just a bed crammed next to a tiny desk. The kitchenette situation is actually useful (I’ve stayed in places where they give you two burners and call it a kitchen, but this isn’t that). You know what’s nice? Having space to spread out your stuff without feeling like you’re living out of a suitcase.

The Details That Matter

What strikes me most is how they’ve thought about the little things that make a difference during a longer stay. The Wi-Fi actually works throughout the building — not just in the lobby like some places. There’s decent parking available, which if you’ve ever tried to park in central Tbilisi, you’ll appreciate more than you might expect. The staff genuinely seems to care about helping you navigate the city, and they’re not just reciting rehearsed recommendations.

I get why couples rate this place so highly — there’s something romantic about having your own little Georgian hideaway up in Mtatsminda, especially when you can step out onto a balcony and see the city lights below. But honestly, it works just as well if you’re traveling solo or with friends. The combination of space, location, and that homey feeling is pretty hard to beat. You’re getting the independence of an apartment rental with the reliability and service of a proper hotel, which is exactly what you want when you’re trying to really experience Tbilisi rather than just check it off a list.

The apartment is beautiful, equipped with everything you need for a successful visit. Location is very good right in the heart of Tbilisi, there is even a park nearby as you get out of the building. Hosting team were great, helped us with all of our luggage, answering any questions we had. Thank you definitely recommend!!!

  This would probably rank as #1 apartment in Tbilisi. Just perfect across the board. The apartment was designed in modern style, it was clean and cozy with absolutely everything you need whether it’s a short or longer stay. Location is great, apartment even had it’s private parking spot which is a huge plus, and the host was not only responsive and helpful, but went above and beyond to accommodate some of my additional requests, which ultimately made my stay as lovely as possible. Highly recommending it, without any hesitation

  Very modern apartment in a great location, right in the center of city, Everything exceeded our expectations. Easy to check in. It was very cold outside when we arrived there, but when we get inside, the heating was already turned on. Building was surrounded with all the necessary facilities like supermarkets and pharmacies, we felt like the host was waiting for us and already take care of every detail for hosting us. I would totally stay here the next time I’m in Tbilisi.

  The apartment is large and roomy. It is well appointed and stocked with a washer, dishwasher, pots and pans, dishes, microwave, kettle, etc. There are two full bedrooms, which was very convenient for two couples. Would stay here again.
