The building sits right in the heart of Tbilisi‘s Mtatsminda district, and I could immediately tell why couples rave about this location.

The Neighborhood

Mtatsminda is actually one of those areas where you feel like you’re staying in a real neighborhood rather than some tourist bubble. From the apartment, you’re walking distance to the cable car that takes you up to Mtatsminda Park — and trust me, that sunset view over the city is worth the trip alone. The street itself is lined with those classic Tbilisi balconies, and there’s something really authentic about waking up here. I mean, you’ve got local bakeries just around the corner, and the whole area has this lived-in charm that makes you feel less like a visitor and more like a temporary resident.

The Space

Inside, the three-bedroom setup is surprisingly spacious — definitely more room than most hotel accommodations I’ve stayed in. The two bathrooms are a game-changer if you’re traveling with friends or as a couple who appreciates not having to coordinate morning routines. What I really appreciated was the kitchen setup; it’s fully functional, which means you can actually cook if you want to try those amazing Georgian ingredients from the local markets. The whole place feels like someone’s well-maintained home rather than a sterile hotel room, if that makes sense.

Location Perks

The location really is the star here — I can see why recent guests keep mentioning it. You’re close enough to Old Town that you can walk there in about fifteen minutes, but far enough away that you escape the tourist crowds when you want to relax. There’s decent parking in the area too, which is honestly a relief in Tbilisi where finding a spot can be a real headache. The nearby restaurant scene is fantastic; I discovered this little Georgian place just two blocks away that I never would have found if I’d stayed in the more touristy areas.

What strikes me most about this place is how it manages to feel both central and peaceful at the same time. The 10-point rating makes total sense when you experience it — it’s not trying to be flashy or over-the-top, but everything just works really well. For couples especially, there’s something romantic about having your own little Georgian home base where you can spread out, cook together, and still be minutes away from everything Tbilisi has to offer. It’s the kind of place where you actually look forward to coming back at the end of the day, rather than just seeing it as somewhere to crash.

  The place was new, sparkling clean, trendy but at the same time cozy. Nice high ceilings, exposed concrete, beautiful bathroom. Everything you could need considering kitchen supplies, essential food and hygiene products were there. Check-in is easy. Host is thoughtful and responding fast. Would recommend!

  Such a responsive and professional host. Check in was effortless. Building is very new and well located . For tourists and shoppers it is located in the heart of everything! The apartment is perfect for couples or groups of travelers. The kitchen dishwasher and all appliances are excellent. I had breakfast in the fully equipped kitchen but The cafe “Republic" at the corner became my second living room.

  Can't chose which is better… location, comfort of accommodation or hospitality.
  Central location in hart of city surrounded with pharmacyes and supermarkets also lot of tourist attractions in the 5 minute walk distance. Place is nicely and comfortably decorated so you almost don’t want to go out.

  Excellent location convenient to go to the center and shop around Galerija (mall). Accommodation was spacious, incredibly clean and bathroom perfect for female that requires high water pressure. High quality linen and towels provided. Every facility available outside the unit on the street for easy access. I would recommend this stay to all friends and family! Thank you to host who even carried my luggage up the stairs upon arrival (there is a lift in the apartment if needed).

  Fantastic apartment right in the city but quiet, lovely space modern and had everything we needed for a short break. Restaurants, bars and sights all within close walking distance. I wish I lived in such a spacious and luxurious place! We'll definitely come again here next time in Tbilisi!
