I mean, the first thing that struck me was the little handwritten menu on the door, written in both Georgian and English, which promised a truly local vibe.

We checked in around noon, and the staff—two young women who greeted us with a warm “Good afternoon, welcome to Casa Kiko!”—were quick as a breeze. The front desk was compact but organized, and the check‑in process took less than five minutes, which is a relief after the long drive from the airport. They handed us a key card that glowed faintly when you touch it to the lock, and a small booklet of city tips: “Don’t miss the sulfur baths on Rustaveli Street, and grab a khachapuri at the bakery on Mtkvari.” Those little insider pointers are what make a stay feel personal.

The rooms are in a cozy, almost cabin‑like style. I stayed in a double that has a view of the city skyline, and the bedding is surprisingly plush—think goose down with a hint of cashmere. The bed’s headboard is a reclaimed wood panel from a nearby Georgian farmhouse, which gives the space a rustic, almost storybook feel. The bathroom is a neat, modern contrast, with a walk‑in shower that feels like a spa—though I did notice a faint scent of soap that lingered a bit longer than usual. Honestly, the 5‑minute walk to the nearby Didi Tbilisi café (the place that serves the best melomakarona in town) is a sweet perk.

Parking is a bit of a hassle; there’s a paid lot just a block away, but it’s not the cheapest in the neighborhood. If you’re driving, you’ll need to budget a bit extra. On the bright side, a shared parking space is available at a lower rate if you book in advance. The noise level is pretty decent—thanks to the thick walls—but you can still hear the occasional traffic rumble on the street, which isn’t too jarring. The rooftop terrace is a highlight, though; you can sit on a wooden bench, sip a cold Georgian wine, and watch the sunset paint the sky over the Old Town. The view of the Sioni Cathedral from there is almost hypnotic—there’s a quiet reverence that you don’t get in the hustle of the city center.

  Доброе утро, всем кто собирается в путешествие в теплую, радушную страну Грузия, в город Тбилиси. Уже не первый год останавливаюсь в апартаментах Георгия. Все как всегда на высоте. Уютное жилье находится в пошаговой доступности от всех достопримечательностей, в тихом районе. Сама квартира оборудована на +10, не хочется даже из нее выходить. Своевременная качественная уборка и смена белья. Вернусь обязательно ни один раз, так как приезжаю в страну часто.

  Квартира в точности как на фото. Все продуманно до мелочей, очень внимательный хозяин, всегда на связи. Идеально расположение, планировали взять машину в аренду, но не пришлось, все в пешей доступности. Даже соседи там идеальные, не славно и не видно. Что касается инвентаря, тут все на высшем уровне! красивая посуда, качественные бокалы, а деревянные столы наполняют квартиру неповторимым ароматом и уютом. Квартира очень инстаграмная, не удержались и сделали в ней фотосессию. Мы будем скучать! Спасибо Вам, Георги!
  
  What could be improved: Вход в дом, но к этому надо быть готовым. Старая часть Тбилиси вся такая, пугаешься только первый раз, потом видишь в этом определённый колорит.
