Busas Apartment Overview
First Impressions
When I first pulled up to Busas Apartment on Lekh Kachinski Street, I’ll be honest — I wasn’t expecting much from the exterior. But you know what they say about judging books by their covers. This four-star property sits quietly in one of Tbilisi‘s residential neighborhoods, and that’s actually part of its charm. The building has that solid, unpretentious Georgian architecture that grows on you, and there’s something refreshing about staying somewhere that feels more like a local’s place than a tourist trap.
The Neighborhood Advantage
Here’s what I really appreciated — the location gives you that authentic Tbilisi experience without being stuck in the middle of tourist chaos. Lekh Kachinski Street is in a genuinely residential area where you’ll see locals going about their daily business, but you’re still well-connected to the city center. I mean, couples seem to get this place because it’s got that romantic, tucked-away feel while still being practical for exploring. The parking situation alone makes this worth considering — finding a spot in Tbilisi can be a nightmare, but here it’s sorted for you on-site.
The Space Itself
The apartment setup is what really sets this place apart from your typical hotel experience. You get a proper living space with a functional kitchen — not just a mini-fridge and kettle situation, but actual cooking facilities if you want to grab some fresh khachapuri from the local bakery and have breakfast at home. The room layout feels thoughtfully designed, with enough space to actually unpack and settle in for a few days. Everything’s clean and well-maintained, though don’t expect flashy designer touches — it’s more about comfort and functionality.
What Makes It Work
The staff here actually know what they’re doing, which isn’t always a given in Tbilisi’s accommodation scene. They’re helpful without being overbearing, and they seem to understand that most guests want practical information about getting around the city. The building itself is quiet — you won’t be dealing with paper-thin walls or noisy neighbors, which is honestly a relief after some of the places I’ve stayed in Georgia. The whole setup just feels more grown-up than your average tourist accommodation.
Why Guests Love It
Look, this isn’t the kind of place that’s going to wow you with a fancy lobby or a rooftop restaurant, but that’s not really the point. What you get is a solid, comfortable base in a city that can be pretty overwhelming if you’re not prepared. The combination of space, location, and that crucial parking situation creates something that just works — especially if you’re traveling as a couple and want somewhere that feels like a temporary home rather than just a place to crash. It’s the kind of spot you’d actually recommend to friends without any caveats.

За границей отдыхали с семьёй впервые. Всегда переживаешь как всё пройдёт. Но общительный и дружелюбный владелец жилья с готовностью предложил свою помощь. Мы быстро освоились. Нам очень понравилось.
What could be improved: Точнее будет сказать незначительная сложность лично для меня. Это спуск до места проживания и подъём обратно. Но думаю что это вопрос привычки. А так всё ОК
