Boutique Apart Upe Overview

I landed in Tbilisi on a breezy September afternoon, the city already humming with the clatter of trams and the distant murmur of the old bazaar. The Boutique Apart Upe sits on Betlemi Street, right off the quieter side of Rustaveli Avenue, which means you’re practically in the middle of the city but not stuck in the tourist maze. Check‑in was a breezy affair—no long queues, just a friendly front desk lady who remembered my name from last week’s visit and handed over the key with a smile. I was surprised how early they let me in; you know, they even offered a quick coffee in the lobby, and the aroma of freshly ground Georgian coffee beans was just the right backdrop. The welcome pack had a map of the neighborhood that felt more like a local’s guide than a tourist pamphlet, with pins on the best spots for a quick lunch and a few hidden cafés that serve the most authentic khachapuri.

The room itself is a cozy retreat after a day of exploring. The walls are painted in muted earth tones that make you feel like you’re in a quiet Georgian villa, and the bed linen is so soft you almost forget you’re in a hotel. I was pleasantly surprised by the small but efficient kitchenette—there’s a kettle for tea, a mini fridge, and a little set of utensils that feels like it was made for a savvy traveler. The view from the balcony is a bit of a trade‑off: you get a panoramic look at the rooftops of Tbilisi, but the noise from Betlemi Street can be a bit persistent, especially when the local buses pass by. Still, the city’s rhythm feels like a gentle lullaby. The bathroom is surprisingly spacious; I found the shower to have a steady, warm flow that feels almost spa‑like, and the toiletries are a mix of local artisanal soaps and the usual travel‑size options.

What really makes this place shine is the sense of being plugged into the local pulse. A short walk takes you to the bustling Tbilisi Market on Abelia Street, where you can snag fresh fruits and a steaming cup of qvevri wine. If you’re craving authentic Georgian cuisine, head to the nearby Meidan Restaurant—there’s a corner where the chef whips up a perfect khinkali, and the steam smells like a promise of home. The hotel’s parking is a paid spot behind the building; it’s not the cheapest, but the convenience of having a secure spot in the city center is worth the extra cent. There’s even a small bike rack if you prefer to ride to the nearby Metekhi Church and soak in the sunrise over the old fortress. The only real downside I noticed was that during the peak summer season, the lobby can get a tad crowded with locals and tourists alike, but the staff manages it with a calm efficiency that keeps the atmosphere from feeling too chaotic. All in all, Boutique Apart Upe feels like a home away from home, with a touch of Georgian charm that makes every stay feel refreshingly authentic.

Hotels near me in Tbilisi offer convenient access to the ancient center, where guests can easily walk to sulfur baths, Peace Bridge, and traditional wine cellars.

Amazing apartment . Very clean . Has everything you need .
    The host was exceptional .
    Great location .

First time in Georgia and a perfect place to stay for a few days !

What could be improved: A few little noises in the apartment which are amplified at night . For example the aircon makes noises when it’s off during the night. The fridge is a little loud during the night .

  • A magical place – Sally from United Kingdom – August 17, 2025 (10/10)

Amazing location, lovely relaxing space, great air con. Loved the balcony.

What could be improved: Make sure you are aware that it’s cash only – we were caught out.

  • We Loved It! – Elizann from United States – July 19, 2025 (10/10)

The sunroom was amazing — what a perfect place to eat, drink a glass of wine, take a break from hiking around town. And the location was perfect! Having the little kitchen was great too, as we seemed to over-order at dinner so nice to have a delicous lunch of leftovers the next day. We highly recommend this place to anyone!

  • Exceptional – Leticia from United States – June 8, 2025 (10/10)

The penthouse apartment is beautiful and offers gorgeous views of old Tbilisi. The location is fantastic! Literally a few minutes walk to Meidan Bazaar and the sulphur baths. There are so many cute cafes and great restaurants within walking distance of the apartment. The apartment itself is spacious, spotless, and decorated with elegance and good taste. I highly recommend this apartment to any traveler who wants to experience the timeless beauty of old Tbilisi.

“A Cozy Gem in the Heart of Nature!”
My stay at Apartment Boutique Upe was absolutely delightful. The apartment was stylish, clean, and well-equipped — perfect for a relaxing retreat. Every detail, from the cozy interiors to the thoughtful amenities, made me feel right at home. The staff was friendly and helpful, and the peaceful surroundings added to the charm.

One thing to note: the apartment is located slightly uphill, which might be a little challenging for some, but the views and tranquility more than make up for it. I’d definitely stay here again!

What could be improved: “Nice Stay, but Be Ready for a Climb”
The apartment itself was beautiful and well-maintained — no complaints about the decor or cleanliness. It’s a cozy space and has all the essentials for a comfortable stay.

However, the location was a downside for me. It’s situated uphill, and getting there by foot was a bit tiring, especially after a long day of exploring. If you’re not used to walking uphill or have heavy luggage, it could be inconvenient. A good place, but I wish the access was easier.

  • Wonderful – Odai from Israel – April 27, 2025 (9/10)

The best view in all the city, and the cleanliness and the host was so friendly.

What could be improved: The location is good but ordering a taxi was a problem, and they didn’t accept to reach to the apartment, so we had to walk up a hill to get to the apartment everyday !

  • Definitely will remember this nice place – Igal from Israel – October 21, 2024 (10/10)

It was cozy and clean, amazing view and all our needs got met

What could be improved: It was perfect for a couple and it was very clean
