Avlabari Old Town Residence Overview

I was actually in the heart of Tbilisi last month, wandering down Dedoflistskaro I Turn I, and stumbled into the Avlabari Old Town Residence on the 5th floor, flat 30. You know, that street is one of those hidden arteries where you’re literally stepping through history—tall poplar trees, old Soviet brick facades, the kind of cobblestone that drips with the scent of street‑food carts and the distant music of a brass band from a nearby square. The building itself is a 1960s apartment block that’s been lovingly converted into a boutique hotel, and the lobby feels more like a neighbor’s living room than a corporate space. The staff greet you with a warm, almost conspiratorial “Good morning!” and a cup of bitter Georgian black coffee that’s strong enough to cut through any fatigue.

Check‑in is a breezy affair, no long queues, just a polite bellhop who hands you the keycard and points out the elevator that stops at the 5th floor—no one seems to bother with a “check‑in desk” or a long ritual. The flat has a small kitchenette, a smart TV, and a balcony that overlooks the narrow alley where artisans sell handmade pottery. The beds are the kind you can’t quite tear out of, with crisp linens that feel like a gentle hug. I mean, the mattress is firm but not too hard, and the pillows are just the right weight for a restful night’s sleep. The bathroom is bright, with a rainfall shower that’s surprisingly powerful for the size of the room. If you’re into coffee, the kitchen comes with a French press and a selection of local roasts—an honest little touch that makes you feel at home.

The noise level is a mixed bag, honestly. During the day, the street is a symphony of chatter, the clatter of a street vendor’s wooden barrel, and the occasional honk of a car. But by night, it quiets down to the soft hum of the metro system and the distant chatter from your neighbor’s apartment. I found the room pretty insulated—no echoing footsteps from the hallway, which is a relief if you’re a light sleeper. Parking can be a bit of a scavenger hunt; the building has a small underground lot, but you always have to hustle to the spot. However, most of the nearby spots are within walking distance: the old town’s cafés, the historic church on Krtsanisi street, and a few minutes from the bustling Rustaveli Avenue. For those who like to explore on foot, the hotel’s location is a dream—just about a five‑minute walk to the old city’s cobbled streets and a ten‑minute stroll to the river.

Overall, it feels like a slice of real Tbilisi: a place where the past and present are layered together like a perfect pastry. The staff are friendly, the rooms are clean, and the little touches—like the local coffee and the balcony view—give it a personal vibe that you just don’t find in a chain. If you’re looking for a four‑star stay without the corporate feel, Avlabari Old Town Residence is a solid pick. The only critique I have is that the Wi‑Fi can be spotty during peak tourist seasons, so if you’re a digital nomad, keep an eye on your data plan. But honestly, for a traveler who wants to soak in the local atmosphere, this place hits the mark.

To book a hotel in Tbilisi during major Georgian celebrations, travelers need early planning as this ancient Silk Road capital draws visitors eager to experience its sulfur baths and traditional hospitality.

Reviews of Avlabari Old Town Residence

  • Exceptional – Anne from Germany – July 27, 2025 (10/10)

Very spacious appartement which was ideal for us as a family with kids. We especially enjoyed the view from the balcony.

  • Exceptional – Artur from Armenia – August 5, 2023 (10/10)

    Everything was excellent

  • was very good stay and worth every penny. – Ilan from Israel – October 14, 2022 (10/10)

Perfect for a family. Kids had their own sleeping room with huge balcony. 2 toilets, big kitchen with everything, close to bakery. Good washing machine. all dries in one day. The best view on whole town from windows.

What could be improved: The bath and water flow is not perfect, but we managed.

  • Good location with a walking distance to the center of town. – Rahim from United States – June 14, 2024 (7/10)

The property was in a good location – walking (although not very safe) distance to the center of the city. The host was very responsive and changed the shower head after we let him know of the broken one in the shower. The host was very nice to let us check out at 2pm. The apartment had a great mountain view.

  • Tired and worn apartment – Евгений from Russia – November 27, 2022 (6/10)

The apartment is spacious with a nice view from the balcony. Also there is a free elevator. The landlord was friendly and tried to help with problems.

What could be improved: Lots of furniture and fittings were broken. Of all the light bulbs in the apartment, less than half worked – the rooms were dark. The knives were blunt, the landlord could not help with this. The tub was small and uncomfortable and also had a hole in the side. The water pressure was very unstable, it was uncomfortable to take a shower if someone was using the toilet or sink at the same time. In general, the apartment looks tired and worn, compared to the photo. Land Lord corrected some shortcomings, but overall the impression is mediocre.

  • Wonderful – Беляева from Russia – August 2, 2025 (9/10)

What could be improved: На одни сутки отключали воду и мы не могли помыться в сильную жару, ходили потные, в туалет тоже не сходить….и на одни сутки отключали электричество, соответственно не было интернета, не работал кондиционер и мы не могли подзарядить телефоны. Здесь, конечно, хозяин не виноват, это так сложились обстоятельства, но хозяин сделал нам скидку за проживание на дополнительный день в качестве компенсации.

  • Exceptional – Serega_tim from Russia – July 13, 2025 (10/10)

  • Exceptional – Ilya from Belarus – May 5, 2025 (10/10)

– Valeriyz from Russia – April 17, 2025 (10/10)

What could be improved: Нужен кое-где незначительный косметический ремонт.

  • Exceptional – Mikhail from Russia – September 4, 2024 (10/10)
