Asatiani windows Overview

Stepping into Asatiani windows feels like walking into a friend’s apartment that’s been polished just enough to keep the charm. The check‑in is quick—no long queues, just a friendly receptionist who remembers your name from the last time you stayed in the city. The lobby is small but warm; a vintage poster of the Metekhi Bridge hangs above the reception desk, and the scent of fresh coffee lingers in the air. You’ll notice that the building is right on Lado Asatiani Street, a narrow lane that locals call the “soul of the Old Town.” The street itself is a maze of stone steps and tiny cafés—there’s a little bakery just around the corner that still rolls its own dough, and a tiny bookshop where the owner will recommend a Georgian novel if you ask. Honestly, it’s the kind of place that makes you feel you’re a part of the everyday rhythm, not just a tourist passing through.

The rooms are modest but tastefully decorated, with a mix of modern furniture and traditional Georgian textiles. The bed feels like a cloud that’s been folded by hand—soft sheets, a plush mattress, and the subtle scent of lavender from a sachet in the drawer. The bathroom is surprisingly spacious, with a deep soaking tub that’s perfect for unwinding after a day of exploring the nearby Mtatsminda Park. You’ll notice the little detail: a small ceramic mug on the counter that says “Welcome to Tbilisi.” It’s a tiny touch, but it reminds you you’re in the heart of the city. Parking is a bit of a challenge—there’s a small paid lot a block away, but the staff will hand you a key and say, “you’ll be fine.” The noise level is moderate; you can hear the distant traffic and the occasional church bell, but the walls keep the city’s bustle at a comfortable distance.

If you’re planning a stay during the peak summer months, be prepared for the heat. The building doesn’t have a central air conditioner, so the rooms can stay warm, but there’s a small fan in each room that does an excellent job of keeping the space breezy. In the evenings, the street lights flicker on and you’ll hear the distant hum of traffic turning into a soft lullaby. The staff is always ready to share insider tips—like the best time to grab a cup of black coffee from the corner café, which is only a short walk away. Overall, Asatiani windows is a solid 4‑star experience that offers authenticity, convenience, and a few personal touches that make you feel at home. You’ll leave with a few new friends, a new favorite café, and a sense that you’ve truly experienced a slice of Tbilisi’s soul.

Exploring Tbilisi offers visitors an unforgettable journey through Georgia’s cultural heart, from its ancient sulfur baths to its world-renowned wine traditions and stunning Caucasus mountain backdrop.

  • Great experience – Larisa from Italy – April 27, 2025 (10/10)

The apartment is conveniently located in the old Tbilisi district of Sololaki. It is very spacious, cozy and furnished with great taste. The apartment is equipped with everything you will need for a great stay. The comfortable beds ensure you will sleep well. The host is very friendly and provides all the necessary assistance from check in to whatever issues you may have during your stay.

  • Beautiful comfortable flat in a very authentic location – Maria from Germany – April 3, 2025 (10/10)

The location is marvellous, the host was super friendly and ready to adjust to our timetable. The flat is amazingly comfortable, beautifully furnished with style and also very pleasant to sleep and spend time inside.

What could be improved: The building and the neighbourhood are quite old and the infrastructure around is also not in the best condition, so one of the last days there was no water in the apartment due to reparation works down the street. Such things can happen in the old towns, so it was just a minor inconvenience for us.

  • Exceptional – Cojocaru from Moldova – October 20, 2024 (10/10)

Potessi dare 12 su 10 lo darei, appartamento perfetto, comodo anche per quattro persone, a pochi passi dal centro, splendida terrazza. Tutto perfetto.

What could be improved: Se proprio bisogna cercare pelo nell’uovo, il piumino risulta corto perché è alto
