Art House Overview

I walked into Art House on Mazniashvili 9 in Tbilisi, floor two, apartment six, and felt that instant buzz that only the city’s old‑world charm can give you. The building itself is a neat, gray block that’s been around since the Soviet, but the lobby has given a creative makeover that feels more like a gallery than a hotel—think exposed brick, a splash of local street art, and a coffee machine that actually churns out espresso that tastes like you’re in a café in the Rustaveli district. The front desk was surprisingly efficient; the staff had a quick, friendly greeting, and they handed me a digital key that worked on the apartment’s smart lock—no fumbling with keys, no waiting for a bellboy. Honestly, that first checkin was smooth, and they even tossed me a small map of the Chugureti area with pins on the best spots to try local khinkali.

The apartment itself feels like a cozy retreat after a day of exploring. I found the space surprisingly spacious for a two‑bedroom setup, with a bright living area that spills onto a small balcony overlooking the quieter side of the street. The walls are painted in a soft, warm tone that makes the walls look almost too big—great for photos, you know what I mean. The kitchen is fully equipped with everything you’d need: a kettle that actually boils quickly, a decent blender, and an array of spices that hint at the local cuisine. I tested the fridge, and the air conditioning worked like a charm, keeping the apartment cool even when the city heats up in July. The bathroom was clean, with a shower that has a nice water pressure, and the towels were fluffy—no cheap cotton feel. The only critique I have is that the Wi‑Fi signal can be a bit spotty when you’re on the balcony, but for most people that’s a minor inconvenience.

When you’re out and about, the location is a win. I walked a block to the Vake district, where you can grab a coffee at a trendy café that serves oat milk latte—just off the main street, so it’s not too far. If you’re into history, the old town is a short metro ride away, and there’s a decent parking spot just a block north of the hotel—payable, but you can also find free street parking on the quieter side streets if you’re willing to walk a bit. I checked the noise levels and, honestly, it’s pretty quiet at night; the main traffic buzz is mostly a distant hum from the city center. The only time it gets a little louder is during the early morning when the metro starts humming, but that’s a normal part of the city’s rhythm. I’d also recommend visiting the Tbilisi Zoo, which is a pleasant walk from the hotel, especially if you’re traveling with kids—they’ll love the giraffes. For a sunset view, you’ll want to head over to Mtatsminda Park, a bit further out but worth the drive, and the view from the amusement park’s Ferris wheel is unbeatable.

All in all, Art House feels like a local’s favorite hidden gem—no flashy marketing language, just a place that’s comfortable, functional, and steeped in the vibe of Tbilisi. If you’re looking for a spot that lets you dip into the city’s culture without the hassle of a tourist trap, this place is worth checking out. It’s the kind of stay where you’ll be able to fall asleep to the gentle city hum and wake up ready to chase another adventure in this vibrant, old‑new city.

Tbilisi’s apartments offer spacious accommodations with traditional charm, perfect for families wanting to experience daily life in this hospitable Georgian capital.

Reviews of Art House

  • Exceptional – Ani from Armenia – August 6, 2025 (10/10)

Very nice and cozy house . Excellent location.

  • Great location, great comfort and an Amazing host! – Adrian from Australia – July 23, 2025 (10/10)

The Art House is located in a prime location with a large and spacious living room, beautiful art and two balconies. The kitchenette is functional with a large fridge available if you want to shop or cool your haul of Georgian wines.

The bedroom is spacious with a second bedroom in a loft room above the kitchenette and bathroom, with a/c.

Our host Tamara was wonderful, friendly and so easy to work with.

With copious numbers of restaurants, markets, hairdressers and souvenir stores within literally a stones throw you can’t go wrong with this stay.

What could be improved: That we had to go home!

  • Charming place! – Anna from Finland – June 21, 2025 (10/10)

The flat is located in the historical 19th century building. It has maybe 3 meters high ceiling, such a charming place. The location is perfect. Nearby is a long touristic street, river bank, shops etc. communication with owners was smooth. We loved our stay here.

What could be improved: Everything was ok.

  • Very Good – Dima from Israel – December 15, 2024 (8/10)

Location is great. Rooms and the apartment itself is very big and convenient for 2 couples.

What could be improved: The bathroom was not so convenient. The shower is not divided from the toilet and the floow was too sleepery after taking a shower.

  • Spacious, gorgeous apartment in a perfect location. – Anastassia from Netherlands – July 26, 2024 (10/10)

The apartment is modern, beautifully renovated and decorated. High ceilings, art works, good air conditioning (important if you visit Tbilisi in summer). The location is perfect for discovering Tbilisi by walking: a street with cafe’s is just a few meters away, the Dry Bridge is a short walk, and when you cross the bridge you are at Rustaveli Avenue.

What could be improved: We liked everything, just a suggestion: maybe adding a couple of dinner knives and sharpening the kitchen knives?

  • Great apartment in amazing location! – Zuzanna from Poland – July 5, 2024 (10/10)

Excellent apartment, very spacious! And helpful, amazing host 🤍

  • We LOVED it. If it’s available when we return, there’s no doubt we’ll book it again! – Dasha from Georgia – April 19, 2024 (10/10)

    The location is top-tier.
The apartment is spacious and stylish, and with a fireplace 🔥.
The balcony is so romantic, and the view is beautiful 🤩 And, in fact, there are 2 balconies.
It's the best option I've ever found in Tbilisi for a short vacation.
The host was extremely nice and friendly, and communication regarding our personal requests was very smooth. We greatly appreciated this.

What could be improved: Minor inconveniences:
    1. You should wear rubber slippers in the bathroom because the entire floor becomes wet after showering, making it difficult to use the toilet.
    2. We also missed having a kitchen towel.

However, these are minor issues. It's still a solid 5-star experience! ✨

  • Exceptional – Melis from Turkey – April 14, 2024 (10/10)

It was really enjoyable to stay in one of the old Tbilisi houses. It is a very beautiful house with high ceilings, beautiful balconies and everything you need. The owner, Tamara, was always very quick to communicate and helpful and sincerely answered all our questions. The location of the house is in a central place and many important places such as restaurants, bakeries, greengrocers, markets, exchange offices and banks can be reached. The most enjoyable part was that it was very close to the Fabrika. It was very enjoyable to have a drink in the evening and walk back home. We will probably choose it again on our future visits. Thanks for everything.

  • Exceptional – Max from Israel – June 25, 2023 (10/10)

The location is perfect 😄 the apartment itself is really good, nice and clean. Has two AC's

What could be improved: What can really spoil the good impression is a doorway to apartment and the building itself. If you don't care about it then the rest is good.

  • Perfect Stay. – Trevor from United Kingdom – June 15, 2023 (10/10)

Art House was wonderful. So spacious, clean, relaxing with great facilities and in an excellent location. I highly recommend it. I wish we had more time to stay longer. The host was lovely, kind, friendly and went out of her way to help us.
