Apartment on Sanapiro Overview
Tbilisi is a city that never lets you forget the sound of the old church bells echoing over the cobblestones, and that’s exactly the backdrop you get when you step into Apartment on Sanapiro. I was there just after the spring rush hits, so the streets were still buzzing with the aroma of roasted chestnuts from that kiosk on Mtatsminda Avenue, but the apartment itself felt like a quiet harbor. The entrance is on Sanapiro Street, a narrow lane that’s less touristy than the main avenues, and the building’s façade is this charming mix of Georgian brick and a hint of Soviet-era concrete that screams authenticity. The front door is a little heavy, so you can almost hear the creak as you open it, and that’s the first tactile cue that you’re stepping into a place that’s lived and loved, not just built.
Inside, the apartment’s layout is what you’d expect from a 4‑star comfort without the corporate gloss. The living room is spacious enough for a sofa that’s surprisingly plush—think of the texture of a velvet cushion that still has that worn‑in feel from years of families watching football matches. The kitchen is fully equipped, with a wood‑stove that’s a nod to the traditional Georgian cooking vibe; I actually tried making a quick khachapuri there, and the dough’s rise was just perfect, thanks to the subtle warmth of the oven. The bathroom feels like a spa with a deep soaking tub, but don’t expect a fancy steam room; it’s just a simple, clean setup that still makes you feel like you’re in a hotel. The windows open onto a view of Mtatsminda’s tree‑lined streets, so you can actually hear the distant chatter of the city and, at night, the faint glow of the city lights making the apartment feel cozy and private.
Check‑in was a breeze—there’s a small lobby with a friendly receptionist who greeted me with a warm smile and handed over a keycard that glows when you swipe it. The staff are locals, so they’re quick to point out that the nearest metro station is just a ten‑minute walk, but if you’re driving, there’s a small parking garage under the building that’s a hidden gem for avoiding the chaos on the main roads. Noise is surprisingly low, even though the apartment is on the third floor, because the building’s construction uses a good amount of soundproofing; I was able to sleep through the night without hearing the city’s nightlife on the street below.
The only critique I’d have is that the Wi‑Fi signal can be a bit spotty in the back corner of the apartment, so if you’re a serial remote worker you might want to set up a Wi‑Fi extender. Also, the elevator can get a bit crowded during the high season, but that’s a small price to pay for the convenience of not having to lug your suitcase up a flight of stairs. For food, there’s a local market just a block away that sells fresh produce and traditional Georgian cheeses—perfect for a quick picnic in the courtyard. And if you’re craving a taste of the city, the café on the corner of Sanapiro and Mtatsminda serves the best coffee you’ll find in Tbilisi, with a latte foam that looks like a tiny cloud. Overall, Apartment on Sanapiro is a real slice of Tbilisi that feels like a hometown stay rather than a tourist stop—honestly, you’ll want to come back and explore more of the hidden corners this city has to offer.

I recommend all to stay here! Not only the apartment is so convenient, sweet, and warm, but also Gia is so kind and hospitable. Thanks Gia for all his efforts. If I want to travel again to Tbilisi, I definitely choose here. I specifically suggest here for Iranian tourists.
Wonderful – Rizkallah from Egypt – August 23, 2024 (9/10)
The location is great, near to almost all the city center attractions. Mr Gia the owner was so friendly and helpful; he equipped the apartment with everything u need, even screwdrivers
What could be improved: The elevator is old and somehow creepy, but its totally safe to use. It needs 5 of their coins each time to operate. But Mr. Gia left us some of these coins to use without even askingExceptional – Aliaksei from Belarus – July 12, 2024 (10/10)

Value for money and situated in a very good location – Dr from Kuwait – May 14, 2024 (9/10)
The owner is nice and responsive. He kept for us in the refrigerator a bottle of lemonade and mineral water. The apartment is very spacious and has a large seating area and nice tidy kitchen with all facilities. It is centrally located near to the main attractions in the city and also to grocery stores and restaurants.
What could be improved: The ventilation in the bathroom is not very efficient (no windows on the street) and always smells bad. Toilet paper (2 or 3 rolls only) was not enough to cover 5-day stay and a family of 5 members. So, we decided not to ask the host and to buy from nearby stores with few Laries. The mattress of one of the two bedrooms is imprinted down and not convenient. The another bedroom has no window on the street but upper glass window viewing the bathroom!.Lovely place with lovely host – Surafel from Saudi Arabia – April 10, 2024 (10/10)
Location is super convenient

More important than the location, the owner of the apartment was Gia. He is a kind man who is ready to help his guests. Thank you Gia and your wife.
What could be improved: Everything was fineWhen we will go next time to Tbilisi , we will stay in the same apartment . – Evgeny from Israel – May 27, 2023 (10/10)
Gia is a owner of the property . He helps for everything when needed . He met us in the apartment at night to give a keys and advised all the attractive sites we have to visit during the Tbilisi visit ( We were first time in the City ) . It is comfortable property , has all what necessary.
Great location , all main tourist points were approached by walking distance from the property and this is very important for tourists . We satisfied from our visit , beautiful city and very friendly property's owner Gia.
What could be improved: NothingJust disappointment… – Ozgealtintug from Turkey – April 2, 2025 (6/10)
What could be improved: I sadly write this feedback but the house was very dirty. Presumably the sheets had not been changed nor the towels washed after the person who stayed before us. There were hair strands and crumbs in the bed, we took off the pillowcase and put our t-shirts on the pillow. When we took off the pillowcases, we saw that the pillows were yellow, we were disgusted, but we used them because we had no other choice. There was also a strange smell on the couches.
There were hairs in various parts of the house, the owner asked us to enter the house without shoes, but our white socks turned dark when we walked a little in the house.
Although the landlord said that the neighborhood was safe, the door of the house did not feel safe enough, the lock system was very inadequate. We were afraid to leave valuables in the house so we always carried them in our bags.
When we came home, the heaters were turned on, this was a plus point. However, on our 2nd day we got wet in the rain and we wanted to turn on the air conditioner to warm up. We could not find the air conditioner remote control at home, I guess we were not allowed to use the air conditioner because the heating was on.
The system of the shower was very strange, there was no door so the water splashes out a lot. When you get out of the shower, the floor is wet and slippery, so you are very likely to fall and hurt yourself.
Our host is very friendly compared to the general Georgian people, but the process of receiving and handing over the key was a bit strange for us. Normally, you take the key without meeting the landlord and hand it over when you leave. In the house where we had to leave at the crack of dawn, the landlord who came to the door at the crack of dawn was a bit interesting.
The location of the house, its proximity to the center is very good, this was the part that attracted us. We liked and kept this place by being influenced by the comments. However, this should not be the equivalent of the price given. We were
