Apartment on Borbalo 16 Overview
I just got back from a stay at Apartment on Borbalo 16 in Tbilisi, and honestly, it felt like stepping into a quiet corner of the city that still buzzes with life. The building’s façade is old‑world, with a chipped brick wall that’s seen more decades than I can count. When I walked in, the front desk was a small, friendly booth with a QR code for self‑check‑in – no long lines, just a quick scan and a key card. The staff were quick to explain that you’d need to go up the elevator, which, by the way, is a bit slow but the view from the second floor makes the wait worth it. The elevator ride itself gives you a taste of the city: the hum of traffic below, the occasional shout of a street vendor, and a faint scent of fresh dough from the bakery on Borbalo Street.
Inside, the apartment feels like a home away from home. The walls are painted in a calm beige that contrasts nicely with the wooden floors that creak a little when you walk on them – a small, charming detail that you can’t find in the big hotel chains. The living area is spacious enough for a sofa and a big flat‑screen TV, but it’s also got a small balcony that opens onto a narrow courtyard. From there, you can see the rooftops of Mtatsminda and the distant spires of the Sioni Cathedral – the view is spectacular at sunset. I spent a few evenings sipping tea on that balcony, listening to the distant chatter of people on the funicular below, and feeling the city’s pulse. The kitchen is compact but fully equipped: a stove, a fridge, a coffee maker that actually brews a decent cup, and a small fridge for those late‑night snacks you might want after a day of exploring. The bathrooms are clean, with a shower that’s hot enough to wash away the dust from the day, but the tiles are a bit worn – still, it’s more than enough for a comfortable stay.
Practicalities? Parking is a bit of a hunt. There’s a small underground lot right next to the building, but it fills up fast on weekends, so you might end up parking a block away in one of the quieter streets like Stoikidze. Noise-wise, it’s a mixed bag: the street is lively, so you’ll hear the clatter of scooters and the occasional honk, especially during the busy summer months. But the apartment’s walls are decent; the only real disturbance is the occasional siren in the early morning – a reminder that Tbilisi’s streets never truly sleep. If you’re a night owl
To book a hotel in Tbilisi during major Georgian celebrations, travelers need early planning as this ancient Silk Road capital draws visitors eager to experience its sulfur baths and traditional hospitality.

Reviews of Apartment on Borbalo 16
The apartment exceeded expectations, with a hospitable owner and a stunning rooftop terrace view – Tora from Norway – July 29, 2025 (10/10)
The apartment is really nice. Large, clean, and modern, with a super friendly and very hospitable owner. In addition, the view from the roof terrace is fantastic!
Exceptional – Natalia from Austria – November 6, 2024 (10/10)
The apartment has everything you need and is very spacious, conveniently including two bathrooms. It's located quite close to the city centre. The best thing is the terrace with a view of the whole city, which can be enjoyed even in colder weather. Last but not least, the host is super friendly and ready to help!
What could be improved: One has to go quite high uphill to reach the accommodation, which might be challenging, especially with suitcases.Exceptional – Liya from Bulgaria – November 2, 2024 (10/10)
Perfectly clean apartment, warm and welcoming, two separate bedrooms and bathrooms. Don’t need to mention the terrace and the view.
The host was kind and welcoming.
What could be improved: A bit of a climbing you need to do for the sake of this amazing view, but generally it’s really close to the Opera house and the city centre.Amazing host with exceptional location and stunning city view – Tor from Thailand – June 12, 2024 (10/10)
The host is incredibly helpful and friendly, going above and beyond to ensure we had a fantastic stay. Upon our arrival, he guided us around the area, showing us the nearby minimart and other places where we could buy necessities. His local knowledge made it easy for us to find everything we needed. Additionally, he assisted us in communicating with the driver who was picking us up for a two-day trip to Kazbegi, ensuring that all our travel arrangements were seamless and stress-free.
The location of the accommodation is superb, offering easy access to various attractions and amenities. The facilities are fully equipped for a perfect vacation, catering to all our needs. The property features 2 spacious bedrooms, 6 comfortable beds, and 2 modern bathrooms. The kitchen is well-stocked with everything needed for cooking, making it convenient for those who prefer to dine in. One of the highlights of our stay was the stunning rooftop terrace, which provided a breathtaking view of Tbilisi's cityscape. It was the perfect spot to relax and enjoy the beauty of the city, both day and night.
What could be improved: The property isn't listed on Google Maps, but the host is exceptionally helpful. He reached out to us well in advance to provide detailed directions to the hotel, ensuring we would have no trouble finding it. His proactive approach and clear instructions made our arrival smooth and stress-free, demonstrating his commitment to excellent service.Exceptional – Tor from Thailand – June 12, 2024 (10/10)

very nice place, full kitchen, good location only 3-4 Lari from centre and nice helpful host
What could be improved: difficult to find. use hotel Adamo as your reference point and opp that where the bus stop is there is a narrow lane. it has stairs going down to the house so moving big bags is problematic. once you use hotel Adamo as the drop off and pick up point for bolt it is ok.Amazing – Elinavelina from Latvia – May 20, 2024 (10/10)
Very convenient location, incredibly beautiful view from the terrace and the most wonderful host you can ever imagine. Thank you!
What could be improved: We loved everything! We liked it so much, we rebooked it 🫰 – Ishali from India – March 17, 2024 (10/10)
– a lot of thought has been put into the homestay
– it is neat, clean, has everything you would need from a homestay (washing machine, clothes iron, hair dryer, hand wash, bathroom slipper, towels, cloth hanger, heater/ac, kitchen with refrigerator, utensils, microwave, gas stove)
– the owner is a very nice and helpful person. simply ask him what you need and he’ll help you
– the view from the terrace is phenomenal, you can see the whole of Tbilisi
– if you have booked two rooms (3+ people) then there is another bathroom for the second room. the facilities are perfects for upto 5 people.
– we liked it so much that we rebooked the apartment again for our last few days in Georgia
– go for it ✨Go for it, place is 100% worth the affordable price – Ishali from India – March 9, 2024 (9/10)
– super clean
– has a kitchen, a separate room (if you book it or it will be locked)
– a terrace that you share with the owner
– the price of the property is perfect for 3 people
– there is 1 bathroom so if more people stay, you’ll have to schedule your bathroom time as it can get messy
– owner is nice but strict
– the kitchen is really good and has almost everything one might need to make a simple meal (except oven)
What could be improved: – you have to use stairs to get to the property, this can get tedious if you have heavy bags and no help
– we were with a Georgian guide so he helped us with the language barrier with the owner. The guide also helped us get the heavy bags up and down
– floor creaks but it was okay for it, did not matter much
– we did not stay here during the day as we were traveling. for sleeping and for a short stay, this is perfect
– this is located below the owners house (it’s the same bungalow)
– if you make noise or create a ruckus, they’ll know
– the bathroom at times has a stinky sewer like smell but as we weren’t in the rooms for long, we were okay with it
– bedroom doesn’t have a lockPerfect pleace to stay in Georgia – Janusz from Poland – November 24, 2023 (10/10)
There is nothing to find fault about. Everything was super. The room was very comfortable and the views from the large balcony were amazing. The staff were very helpful and tried to help by every possible way.
Totally recommend to everyone who comes here.
