What really caught my attention was how they’ve managed to create this intimate, residential feel while being smack in the middle of everything that matters in the city.

You know what’s brilliant about this spot? You’re literally walking distance from Rustaveli Avenue — I mean, we’re talking maybe five minutes on foot to reach the main cultural strip of Tbilisi. The Mtatsminda district has this perfect mix of local life and tourist attractions, so you’ll see Georgian families heading to work in the morning while you’re planning your day around the nearby museums and galleries. Plus, there’s free private parking right on site, which honestly is a game-changer if you’re driving in Tbilisi — trust me, finding parking in this part of town can be a nightmare otherwise.

The Space

The apartment itself feels more like staying at a well-designed friend’s place than a typical hotel room. Each unit comes with its own kitchen, which I actually used quite a bit during my stay — there’s something nice about making your morning coffee while looking out at the Tbilisi streets below. The furnishings strike that sweet spot between modern comfort and local character, and honestly, the space feels much larger than you’d expect for a city center location. The windows are generous, so you get plenty of natural light throughout the day.

Daily Life & Atmosphere

What I really appreciated was how this place lets you live like a local rather than just passing through as a tourist. The building has this quiet, residential vibe — you’re not dealing with crowded hotel lobbies or tourist groups gathering in the morning. Instead, you can grab fresh bread from the nearby bakeries, explore the small cafes that locals actually frequent, and still be back in your comfortable space within minutes. The neighborhood comes alive in the evenings, with that distinctly Georgian social energy spilling out from the nearby restaurant terraces and wine bars.

The 9.8 rating really makes sense once you’ve stayed here — it’s that rare combination of location, comfort, and authentic local experience that’s hard to find. Couples especially seem to love this place, and I can see why — there’s something romantic about having your own little Georgian hideaway in the heart of the city. You’re close enough to walk to the major sights like the National Museum or catch the funicular up to Mtatsminda Park, but you also have this peaceful retreat to come back to.   Everything is as described and beyond it. Giorgi's hospitality, approachability, openness, and flexibility make him the best host I've encountered so far. He met me in person to show me the apartment, shared local hints and tips, was flexible with the late check-out, and responded within seconds to all my messages. Would definitely stay here again.

  Everything was just perfect. The apartment was clean and cozy, and the location is truly in the city center of Tbilisi. All amenities were provided by the host, from a bunch of towels, shampoo, and shower gel to all basic kitchen supplies. The bed and sofa were really comfortable, and the apartment was equipped with two A/C units, an ironing desk, a washing machine, and everything you basically need. Keti was easy to contact, spoke really good English, and was incredibly helpful. Check-in and check-out were both easy processes. Shops (even the better ones) and a variety of restaurants are within a 5-minute walkable distance. With this price, it's an obvious recommendation! 🙂

  The modernity of the new building, along with its prime location next to the parliament and private parking, was a great advantage. The living room was both comfortable and spacious, and the toilet was impeccably clean. The well-equipped kitchen was a great advantage, and the host's warm welcome made me feel at home. I highly recommend this apartment for an exceptional stay in Tbilisi!

  The apartment is exactly as pictured and well stocked with necessary supplies. Beautiful, modern and safe accommodation. In the same building is a 24 hour supermarket, restaurants, entertainment for the kids (for adults as well) and a pharmacy. All perfect for a small vacation.

  The apartment was great for our trip of 5 adults. Location was probably a 5-10 min walk to the Freedom Square. This is a clean, stylish, and highly spacious property in a modern building compare to surrounding area .We were able to check in slightly earlier because the apartment was ready and when we checked out, could leave our suitcases for the day. Overall we had a great stay and would recommend this apartment.
