Apartment Down Town Group Overview

I landed in Tbilisi during a drizzly spring afternoon, and the first thing that hit me was the hum of the city – a mix of trams clanging on tracks and a distant choir of street vendors calling out khinkali. The Apartment Down Town Group sits on Aleqsandre Diuma St., a block away from the bustling Rustaveli avenue, and right next to the old Soviet-era bakery that still sells fresh bread with a hint of honey. Check‑in was a breeze; the front desk clerk, a young woman named Nino, greeted me with a warm smile and handed me a key card that simply said “Apt 2” – no fancy digital swipes, just an old-fashioned key and a polite nod. You know what, the simplicity made me feel like I was stepping into an actual home rather than a hotel lobby.

The apartment itself is modest but surprisingly spacious. The living area, with its exposed brick walls, feels like a cozy loft, and the single window lets in a gentle breeze that carries the scent of blooming azaleas from the nearby Botanic Garden. The bed is surprisingly comfortable – the mattress is firm enough to support a good night’s sleep but soft enough to wake up feeling refreshed. I could hear the faint creak of the old wooden floorboards, a reminder that this building has been around for decades, but that only added to the character. The kitchen is bare bones, which is fine if you’re traveling light; it has a single gas stove, a stainless‑steel fridge, and a tiny espresso machine that makes the best coffee when you’re craving something strong. Parking is a bit of a hassle – there’s a municipal lot two blocks away, but it fills up quickly during peak tourist season, so I had to walk a few minutes to find a spot on the street. The noise level is pretty decent; the apartment is tucked between a bakery and a small florist, so you’ll hear the occasional clink of glass or a child’s laughter, but it never gets overwhelming.

If you’re planning a trip, keep in mind that the apartment is quieter after 10 pm, especially on weekends when the city’s nightlife slows down. During the summer months, the street below can get a bit noisy with tourists and scooters, but the building’s thick walls keep most of the clatter at bay. One minor critique: the Wi‑Fi signal is spotty in the bedroom, so if you’re working from there, you might want to move closer to the living area or bring a portable hotspot. On the upside, the building’s location means you’re just a short walk from the historic Tbilisi Old Town – the Sulphur Baths, the Metekhi Church, and a myriad of cafes that serve the best churchkhela you’ll ever taste. Honestly, this place feels like a slice of everyday Tbilisi life, not some tourist trap. If you want to see the city through a local’s eyes, stay here and let the city’s rhythm settle into your routine. The apartment’s charm lies in its authenticity, its proximity to the city’s beating heart, and the honest, unpolished experience it offers to those who appreciate the real side of travel.

Best hotels in Tbilisi range from charming boutique properties in the historic Old Town to elegant hillside hotels with stunning views of the Mtkvari River and Narikala Fortress.

  • Splendid historical, cultural travel experience! Absolutely beautiful, authentic, spacious apartment – Steven from United States – September 21, 2024 (10/10)

Splendid, historical, cultural travel experience. All the modern conveniences you could desire while you absorb the sights, sounds and historical rhythms of an absolutely beautiful, authentic and incredibly spacious old town apartment. Surrounded by engaging, period piece furniture with high ceilings of airy delight, your imagination can take off as you 'feel' the old soul of the place. And yet, always felt completely relaxed and warm in this welcoming space. Marina, our host, is a bustle of pride and activity. A former physician, she is both beautiful and very knowledgeable, Yes, a little opinionated, but that only adds to the Georgian flavor. Searching for a real Georgian experience, you can't go wrong if you stay here!

Our host, Marina, was very helpful and nice person. She speaks well Georgian, Russian and communicative English. She explained us anll essential issues.
Apartment is in the old part of Tbilisi. It is after renovation in perfect localization. There are amenities: fridge, washing machine, kitchen, AC, TV, etc.
Apartment is very classy, large and comfortable.

  • The overall experience seemed like abusive harassment.. misleading as two bedroom and very impolite – Shimaa from Egypt – June 8, 2025 (1/10)

Location is good and the flat was clean

What could be improved: First .. it is not a two bedroom flat, the living room which is open and lacks privacy was counted as a bedroom.

Second.. the host was quite annoying, she kept calling and texting in weird timing over a week ahead, asking for bank transfers, when I asked for the payment to be booked via booking or a sustainable payment method she refused .. I told her there is time difference and she is calling after midnight but that did not stop her..

She asked us to cancel the booking after we arrived and lie to booking so she can escape paying the commission ..

Agreed to check out at 9.00, we called her and texted her and she won't reply .. we left her the money in the flat after taking photo of it .. we even left a tip .. then she texted 7 hours later to claim we didn't leave the whole amount and asking for more money to be transferred .. she was so rude, and started harassing us .. shortly after we sent her the photo of the money she left, she confessed taking all the money and remained being very rude with curse words in texts ..

The overall experience seemed like abusive harassment.. misleading as two bedroom and very impolite person ..

    Take care

  • I felt little over priced but the apartment is decent. (Host is Old women and has less patience) – Mithra from United Arab Emirates – April 27, 2025 (7/10)

Apartment is close to prime loaction. Walkable distance to the cabel car.

What could be improved: Host not very frendly, She is not ready to listen. I missed to add an infant while booking and she was very upset about it. Not right place if you have a car. Getting the car to the location is kind of a hassel and dont have proper parking space.

  • Nice stay for the nice city and for the location of the accomodation, but not for the quality of it. – Cosmin from Romania – November 23, 2024 (5/10)

    Location.

What could be improved: The photos are not corresponding the reality, we booked one apartment and got the other one, which is way more unsatisfactory. For group of friends (couples) not good at all (2 rooms, but in order to get out of one, you should pass over the other one), the bathroom not ok at all.
