I was staying at Apart leitmotif in Tbilisi and it felt like stepping into a cozy apartment that a local might recommend over a chain hotel. The building is a quiet, almost forgotten, 1970s block on 30 Dusheti Street, tucked between the cobblestone lanes that lead to the old bazaar and the rust‑red arches of the Metekhi church. You know what? The first thing you notice is the worn stone door that opens to a small lobby with a reclaimed‑wood table that looks like it belonged in a Georgian farmhouse. The staff greet you with a “sveiki” and a smile that’s a little too wide, but you can sense their pride in the neighborhood, and that’s the first real human touch you get.
The rooms themselves are a mix of retro charm and modern convenience. The bed’s memory foam is surprisingly comfortable, and the window view—yes, it’s a real window, not a glass wall—shows the tops of the Old Town’s towers, the rusted iron of the bridges over the Kura, and, on clear days, the outline of the Tbilisi Cathedral. The hallway smells faintly of fresh coffee from the small café that’s tucked into the lobby, and the air conditioning hums softly. I was impressed by the quiet inside the room despite the bustling city outside; the walls are thick enough that you can’t hear the foot traffic or the occasional street music peaking from the nearby square. The bathroom is a tiny, efficient space, but the bamboo toilet seat and the high‑pressure shower are surprisingly satisfying.
Parking is a bit of a chore if you’re driving, but the underground garage just a block away turns the hassle into a quick 10‑minute walk. Street parking is scarce, and you’ll need a permit if you’re staying during the summer. Check‑in is 24/7, and you get a key card that works on a smartphone, so you don’t have to fumble with a metal key in the middle of the night. The front desk staff are friendly but no fuss; they’ll show you how to use the app for room service and even recommend a good spot for a late‑night snack. I’d say the only real critique is that the Wi‑Fi is a bit spotty on the roof terrace, which is a lovely place to unwind after a day of exploring the city. But honestly, it’s a great spot to catch the sunset over the city while sipping a glass of local wine. The hotel’s vibe is unmistakably local: unpretentious, authentic, and just the right mix of comfort and personality for anyone wanting to experience Tbilisi like a true resident.

The host couldn’t be more welcoming, and the location is absolutely perfect. The owner treats you more like a friend than a guest, making the stay feel truly special. I can wholeheartedly recommend this place. During our visit to Georgia, we stayed at several properties, but none matched the charm, convenience, and thoughtfully provided amenities of hers.

I’ve done lots of world travel and this apartment ranks up there with the best. I stayed in 401. It was a beautifully big, modern, clean and comfortable place with bathroom facilities to match. The kitchen area was also really well equipped with everything you need and more…..washing machine, dish washer, cooker and microwave.
The balcony was a bonus and was just beautiful with stunning views: a lovely way to spend an evening dining ‘Al fresco’. There were plenty of little extras too.
Close to all attractions with Avlabari metro, tour, exchange, shops and eateries all on your doorstep.
Both WiFi and A/C were excellent. I was even given a complimentary bottle of wine by the owner on my arrival which was a very special gesture which was truly appreciated.
Communication with the host was excellent before and during my stay, with all my requests catered for. This place goes the extra mile in every way.
Finally, a special mention to the the housekeeper Marie, who was so friendly and helpful. She is an absolute star and a credit to the apartment.
So, Apart leitmotif thank you for a wonderful stay (it would have scored a 10) bar the one issue detailed below.
What could be improved: This would have been a perfect stay but unfortunately my neighbours (402) for the first four days (a family of four with a 3-4 year old child) were a nightmare. There was constant banging and noise in the evening.
I can cope with children playing but the child was still screaming at midnight and the shouting and arguing from the parents was so annoying.
The next guests who stayed for the next two days in the same room were just as noisy until well after midnight.
So a perfect week’s stay was spoilt by guests in the adjoining room. I realise it’s not the fault of the host by any means and the room cannot be soundproofed just for me.
I feel unkind mentioning this but I have to be honest. The walls are very thin and it did have a detrimental affect my stay.
Also, although it didn’t spoil my stay, getting Georgian currency to pay by cash on arrival was a pain and it might be an idea to have a card machine on the premises.Great – Ashot from Armenia – April 10, 2025 (10/10)

Comfortable, clean and modern!

The interior really caught our interest, aside from the affordable price.
This is really expectation meets reality. The owner greeted us on our arrival and personally handed us over the key. She also pointed out where to find the basics (exchanges, groceries and the likes).
The unit is dead safe. The whole place was covered with cctv, access was thru key cards both from the gate and the door.
The unit is well lit from the internal lightings and natural light from the windows in the rooms and the living area.
The interior has massive cabinets, we got more than enough (4 pax) for our stuff for a week of stay.
Aside from the stove, you’ll have an oven and a microwave to heat up the left overs from eating outside. 😂 a huge fridge for your take homes and in case you want to cook for breakfast, like we did.
Ample cookwares, plates and utensils are also available, so you wont need to buy from outside. Other amenities were also provided, blower, ironing board/flat iron, toiletries.
Beds are extra comfortable. My son had a good sleep in 6 days. The sheets are clean and white.
Key note:
The place is well located, groceries and local restaurants are walkable.
Public transport is a few steps away if you are planning to use one.
A local market is around 50 mtrs away wherein you can buy local produce and a lot cheaper from delivery or Carrefour. Strawberry :17gel/kg vs delivery 16gel 500g)
This place is a kilometer away from the busy area of Old Tbilisi.
The host will check your comfortability from time to time and offer a cleaning service at one point of your stay.

The apartment was comfortable, had a very nice view and was clean. I felt like at home. Everything was available, including TV, washing machine, oven, microwave and all kitchen utensils. The owner of the apartment was very kind. If I needed anything she helped me. I highly recommend this apartment. If I visit Tbilisi again, I will definitely rent it again.

Location: Perfect location. 2 minutes away from metro station and bus station. Groceries and exchange are just few steps away from the hotel.
Room facilities: All areas of the appartment have been utilized wised by the owner and washing machine and cooking facility are available. It has some good views from the balcony as well.
Host: Host is extremely responsive. We had an issue with heating on the first night of our stay and the host cleared the issue with in no time.
