3-room apartment in Old Tbilisi Overview

I spent a week in Tbilisi last year, and this little 3‑room apartment in Old Tbilisi turned out to be a total gem. You know, the place is tucked right on Anton Katalikosi Street, just a stone’s throw from the winding lanes that lead to the same‑named bazaar and the bustling Fani market. The first thing that hit me was the smell of fresh coffee drifting out of the open windows of a nearby café—half a block away, the locals call it “Coffeehouse Ria.” I mean, you can literally taste the roasted beans on the balcony, and it’s a perfect start to the day. The apartment itself is a clean, modern take on a traditional Georgian home: the living room is bright, with a low‑profile sofa and a wall‑mounted TV that has a decent channel selection. The kitchen is fully equipped, with a small fridge, a double‑sink, and a stove that’s surprisingly efficient for a city where you can cook almost anywhere. The rooms are surprisingly spacious for a city block, each with their own window that faces a quiet side street—no sirens, just the distant murmur of traffic and the occasional clink of a glass from the neighboring terrace.

Check‑in was the sort of relaxed, almost secret‑service vibe you get when the front desk is staffed by a friendly woman who knows the building’s history. She welcomed me with a warm smile, handed over a small keycard, and explained the keyless entry system that worked like a charm. It took just a minute to find the apartment, and I was inside before the city’s main clock tower even struck noon. Parking is a bit of a hassle—there’s no street parking on Anton Katalikosi, but a paid lot a few meters up the hill offers a few spots, and the staff will let you in with a quick tap of your phone. I found my car there without a fuss, which is pretty rare in the old part of town. The noise level during the day is just a whisper; the real buzz starts at night, with the lively chatter from the nearby tavern that serves khinkali with a side of local wine. It’s a little loud, but you can always pull the blinds down and listen to the distant bells of the Sameba Cathedral instead.

What really sets this place apart is the sense of place. Walking down the street, you’re surrounded by the ancient stone walls that have seen empires rise and fall, and you’ll pass a small art gallery that shows works by local painters—I’ve seen some of those works on my nights in the lounge. The balcony is a personal highlight: one evening I watched the sun dip behind the Mtatsminda Park, and the entire Old Town lit up in a soft golden glow. If you’re traveling in the peak season, the street can get a bit crowded, but by 10 p.m. the city quiets down, and you can hear the faint rustle of leaves. The apartment’s heating system is robust, which is a lifesaver in the chilly winter mornings when you’re craving a hot cup of tea and a slice of fresh local bread. I did notice that the Wi‑Fi speed could use a boost—just a minor hiccup that didn’t ruin my stay, but worth mentioning for those who need to stream videos or work remotely.

All in all, it’s a place that feels like a home away from home for anyone who loves to explore the heart of Georgia on foot. The apartment’s layout is perfect for a small family or a couple looking for a peaceful retreat, and the

  • Exceptional – Imre from Hungary – July 14, 2025 (10/10)

Great location in city center, clean spacious apartment with beds for 6 people, equipped kitchen

What could be improved: If you come by car, parking is a bit difficult as the streets are narrow and one way.

  • Great short term stay with kids or as a group of friends. – Alexey from United Arab Emirates – April 28, 2025 (10/10)

Great location, slightly off the main street in the historical center of Tbilisi. Spacious and clean. Only one step to get into the property from the street – was important for us. The host was friendly and accommodating.

What could be improved: Nothing major: a few tiny steps inside – always turn on the light if walking at night. A bit slippery floor – in the bathroom and in front of it.

  • Exceptional – Elena from Spain – April 16, 2025 (10/10)

    Very clean and cozy

What could be improved: Wifi does not work in one of the rooms.
Price a bit high for the acomodation, even when I had a booking discount.
