The room is good for a family of 3. It is a studio unit in the 4th floor of the Leila Meskhi Tennis Academy. It has its separate entrance which is at the back.
We like the location as its accessible to various shops outside.
It is a contactless check in and check out. They sent the check in details a bit late, good thing our driver helped us till we were in the room.
What could be improved: It is supposed to be a non smoking room but the pillow cases smelled like cigarettes and we had requested for it to be changed the next day. Theres no bidet in the toilet, shower area leaks out to the floor.
We were not aware that the swimming pool and gym access are additional charges (it wasn't indicated that its separate charges, we booked the place for a swimming pool and gym access) – we didn't go back to the reception because there are communication challenges (we can't speak Georgian nor Russian).
And lastly- we were not informed of the elevator maintenance during the mornings when we checked out- we have to lug 3 big and heavy luggages 4 floors down.Good – Giuseppe from Italy – June 30, 2025 (7/10)

Nice location close to the metro, quite new building in the quiet yard, beautiful view from the window, chic design, big TV, dishwasher, high-speed Internet, comfortable bed with pleasant bed-clothes.
What could be improved: In fact, it is not a 1 bedroom apartment but rather a studio: the bed stands behind the wall without any door, one can hear every noise from the living area.
Leaky door in the shower (the rag was always totally soaked), bad smells around the apartment, shabby walls, stains on sofa, lack of cutlery and lamps (some bulb didn't work), not very comfortable to sit at the dining table. It could be ok for the less price.

We stayed here in July and were unfortunately very disappointed, despite the apartment having some positives.
Pros:
– The apartment is spacious and generally well equipped.
– It's located in a lively area near Marjanishvili Street, close to shops and public transport.
What could be improved: – Unbearable smell: There was a persistent bad odor in the apartment. Even with constant airing, it didn’t go away.
– Air conditioning ineffective: Although there was an AC unit, it was old and barely made a difference during the extreme summer heat. We specifically booked this place for the air conditioning, but we couldn’t sleep at night because it stayed too hot.
– Bathroom flooding: After every shower, water would spill all over the bathroom floor. The shower cabin was not sealed properly, so we had to mop up every time – no matter how carefully we showered.
– Missing bed linen: Initially, there was no bedding provided for the teenager sleeping on the couch. Only after repeated messages did we finally receive it.
– Misleading pool information: The listing mentioned an indoor pool, which turned out to belong to a sports club nearby – not part of the apartment and only accessible for an extra fee. This was not clearly stated in the description.
– General condition: While the photos made the place look new and modern, in reality many things were worn down or broken. Pieces were falling off, the toilet stopped refilling and had to be manually fixed.
– Courtyard: The entrance courtyard was unpleasant and dirty, with overflowing trash bins.
Conclusion:

Квартира расположена в удобном месте. До метро пешком 5 минут (особенно удобно при ранних выездах на экскурсии). Рядом есть небольшие продовольственные магазины. Вид на город потрясающий. Вечером открывается панорама на освещаемый огнями город. Пение птиц 24 часа в сутки) Арендодатель готов помочь во всех вопросах. Нет шума дороги, окна выходят во двор. Просторная квартира.
