Overview
I first stumbled into Tbilisi after a long bus ride from Kutaisi, and the moment I crossed the threshold of Ниниа сад, I knew I was in for something special. The lobby is surprisingly airy, with a mix of Georgian wood paneling and sleek, modern touches that give it a warm, almost home‑like vibe. The front desk clerk, a young woman named Nino, greeted me with a genuine smile and a quick, efficient check‑in that left me feeling right at ease. No long, drawn‑out “welcome” speeches—just the essentials and a friendly nod that made me feel like I’d already earned my place among the locals.
The room itself is a small oasis of comfort. It’s only a few square meters, but it’s beautifully appointed—think soft linen sheets, a plush duvet, and a balcony that opens onto a quiet courtyard. From there you can hear the faint hum of traffic on Agara St and, if you’re lucky, the distant bells from the nearby church of St. Nino. The bathroom is a mini spa with a deep soaking tub that’s perfect for unwinding after a day of wandering the streets of the Old Town. I found the Wi‑Fi a bit spotty at first, but a quick change of network settings and I was back online—no apologies needed. The only downside? The room’s small size can feel a bit cramped if you’re used to larger hotels, but the tasteful décor more than compensates.
What really makes Ниниа сад stand out is its location and the little details that only someone who’s lived here would notice. The hotel sits a stone’s throw from the bustling Rustaveli Avenue, but the street is surprisingly quiet in the early morning, giving you a chance to wake up without the city’s usual rush. If you’re looking to explore the city’s culinary scene, just a five‑minute walk will bring you to the old market on Shardeni Street, where vendors are selling fresh, fragrant Georgian bread and the aroma of grilled chebureki fills the air. For a more relaxed lunch, the tiny café on the corner of Agara and Vekia offers excellent khachapuri—cheese‑filled bread that practically melts in your mouth. The hotel’s own restaurant is a gem too: a modest, family‑run place that serves homemade khinkali (dumplings) with a side of locally sourced spinach that’s simply unforgettable.
Parking is a breeze because the hotel offers free street parking on Agara St; just be sure to keep an eye on the meters, as they can be a bit strict after 10 pm. Noise levels are generally low—except for the occasional traffic jam on the main road, which you can easily block out with a good pair of headphones. The check‑out is hassle‑free, with staff offering to hold your luggage if you’re staying a bit longer. They even provide a small, complimentary bag of local honey as a sweet send‑off, which I found to be a nice, personal touch that feels like a home‑grown thank you.
For those of you traveling in the summer, the hotel’s courtyard can get warm, so I’d recommend staying in the room during the hottest midday hours and heading out in the early afternoon when the city begins to buzz again. During the quieter winter months, the courtyard turns into a quiet, almost enchanting spot, perfect for sipping tea while watching the snowfall—though you’ll have to bring your own thermos. All in all, Ниниа сад feels like a hidden gem that offers both the comfort of a modern boutique hotel and the charm of authentic Georgian hospitality. If you’re looking for a place that feels like a true part of the city’s fabric, this is the spot you’ll want to keep in your travel diary.

What could be improved: The apartment had clean towels, bed linen, but dirty floors. We were glad we only stayed there for one night.Exceptional – Казак from Belarus – August 27, 2025 (10/10)

– Sergey from Belarus – August 2, 2025 (10/10)
What could be improved:
Dz from Kazakhstan – July 22, 2025 (10/10)
Exceptional – Евгений from Georgia – June 25, 2025 (10/10)
